The Controller supports this mission by being responsible for the direct supervision of all accounting and financial functions for our third-party managed portfolio. Primary responsibilities include the supervision of the accounting team; the monthly close process; the monthly rent and annual CAM invoicing, monthly general ledger reconciliation, monthly and ad hoc reporting, coordinate the annual budget process, and provide strategic leadership to the accounting managers, portfolio accountants and accounting assistants. The Controller is a highly visible position within our organization and to our clients.
Essential Duties and Responsibilities include but are not limited to the following:
- Leadership of professional accounting group: Communication, timely feedback, setting strategic direction, and support efforts of accounting group to achieve that direction
- Coordination / preparation of the annual budget process
- Quality control monitoring of critical accounting functions
- Ensure adherence to policies and procedures of client / employer
- Review monthly accounting close process including analytical review of the monthly operating results to ensure accurate accounting records are maintained
- Preparation of monthly financial statements and variance explanations
- Perform cash projections to effectively manage cash balances and necessary balances for distributions
- Ensure the accuracy and permitted reimbursements from clients and perform those in a timely manner.
- Review of expenses incurred to ensure that those expenditures are appropriate and accurate
- Ensure adherence to policies and procedures such as invoice processing, cash management, and calculation of fees
- Implement, document, and maintain adequate and effective internal controls
- Implement, document, and maintain up to date procedures manuals for accounting group
- Responsible for ensuring compliance with all applicable laws, rules and regulations
- Accurate and timely production of all financial information
- Proper analytical review of the asset operations from a balance sheet, income statement, and cash flow perspective as well as from the overall management of the organization.
- Other duties as necessary
Qualifications:
- Bachelors and/or Master’s Degree in relevant field
- C.P.A. is preferred but not required
- Five (5) years’ experience in the accounting and finance sector, preferably in a position equivalent to controller in the real estate industry
- Previous supervisory experience
- Strong experience in both the private and public accounting sectors is preferred but not required
- Complete recognition of the importance of customer service
- Credibility, ethical, full disclosure, and clean financial history
- Confidential, understands the ethical standards
- Ability to handle payroll including the mental conflicts that are associated with this responsibility
- Conscientious about timeliness of assignments and quality of work product
- Accountable for specific performance
- Possess exceptional written and verbal communication skills, including ability to articulate recommendations in a concise and timely manner
- Able to handle multiple tasks and maintain control and order over same
- Good GAAP and financial reporting technical skills
- Exceptional computer skills in the operation and functioning of all programs used by the organization, i.e., Microsoft Word, Excel, PowerPoint; and MRI (Intuit real estate accounting software)
- Able to analyze, organize, summarize, and articulate complex legal and financial information
- Good command of the English language and be able to proofread work
- Able to read and interpret agreements, then implement the relevant provisions of these agreements
- Detailed, organized and communicative
- Understanding, yet persuasive and decisive when dealing with others in the organization
- Responsive team player with ability to quickly prioritize among numerous pressing tasks

Compensation:
The Controller compensation will be based on experience and qualifications. This range is subject to local, state, and regional dynamics and may be adjusted up or down depending on market conditions.
Physical Demands:
- Requires extended hours to meet specific monthly or project related due dates
Supervisory Responsibility:
- Provides leadership, instruction, and mentoring to team
Positively supports, directly or indirectly, the relationships of the property management company, the property manager, tenants, vendors and clients
Promotional Opportunity:
Associates with more than twelve (12) months of service may request consideration to transfer to other jobs as vacancies become available and will be considered along with other applicants. To be considered, Associates must have a satisfactory performance record and have no disciplinary actions during the last twelve (12) months. Management retains the discretion to make exceptions to the policy.

Salary : $120,000 - $130,000
