Description
Join our Horizon Management Services, Inc. team! A woman-owned business committed to excellence. As a top workplace since 2019, we prioritize fostering a balanced work environment and collaborative culture.
Horizon's Property Manager shall oversee the day-to-day operations of Bell Tower Place apartments located in Franklin, WI. Bell Tower Place has 40 apartment units for those 55 and older. This is an on-site position with a flexible schedule of 20-25 hours per week. You will work with your manager to determine a schedule that fits you and the business.
The primary responsibilities include:
  1. Leadership: oversee the general harmony and community atmosphere among the residents; plan social programming and events; facilitate regular resident meetings.
  2. Tenant relations: maintaining positive tenant relations by addressing complaints and concerns, and by enforcing rules and regulations. You will also be responsible for processing tenant applications and leases and gathering documents for verification of tenant eligibility under Section 42 regulations.
  3. Leasing and Renting: marketing and promoting the apartments in the complex, showing units to prospective tenants, and processing applications for new residents.
  4. Maintenance and Repairs: ensuring that the apartments and common areas of the complex are well-maintained and in good repair; perform light housekeeping duties to ensure building is show ready for leasing which may include the common area restroom.
  5. Marketing and business development: attract new tenants and maintain high occupancy rates, which may involve creating promotional materials, conducting market research, and developing relationships with local businesses and community organizations; open houses which could occur on an evening or weekend if needed.
  6. Compliance: complete annual recertification interviews and ensure that the residents are following all applicable laws and regulations. This may involve maintaining records, filing reports, and ensuring that the property meets safety standards.
Requirements
  • Prior property management experience is preferred.
  • Prior customer service and leadership experience is required.
  • Ability to organize and prioritize effectively.
  • Ability to communicate and work effectively with a diverse group of individuals.
  • Ability to learn, understand and apply property management principles, practices, and laws.
  • Ability to utilize and learn technology.
