Purpose of Position

The Construction Project Manager will work with the Real Estate Team and our third-party vendors to oversee the planning and execution of new construction activities at Housing Alexandria. This project will also assist the asset management team in the planning and renovation of our existing real estate portfolio. 

The ideal candidate has experience managing a construction process from start to finish with great attention to detail before, during, and at the closeout of a project. They have proven to keep projects on schedule through time management and problem-solving skills. They are interested in innovation and technology to continually improve operational efficiency, financial performance, and the quality of life for our residents. This position will report directly to the President & CEO.

Primary Responsibilities

Project Management

· Foster a collaborative environment with other stakeholders, vendor partners, and contractors and effectively lead the project team to meet its objectives.

· Collaborate with architects, engineers, and other specialists; hire full-time and part-time subcontractors and laborers and coordinate their schedules.

· Visit sites regularly during construction — including bid walks, preconstruction walks, in-progress visits, punch walks, and closeouts — and attend status and coordination meetings.

· Conduct and document quality assurance and safety inspections throughout the construction process, ensuring that the work environment is acceptable, and that tools and equipment are in good working condition.

· Maintain and update SOW and preconstruction documents and meet contract obligations by developing relationships with reliable contractors and vendors.

· Respond efficiently and effectively to work delays, emergencies, and other project disruptions.

Ongoing Work

· Maintain professional and technical knowledge by attending subject-relevant educational workshops, reviewing professional publications, establishing personal networks, and participating in professional societies. 

· Actively participate in all team meetings, training sessions, and other appropriate meetings and conferences as required. 

· Ensure enhancement of best practices to achieve business goals and execute corporate strategies.

· Support HALX marketing and community development efforts.

· Foster Housing Alexandria’s mission, culture, values, strategic plan, and commitment to diversity, equity, and inclusion.

· Perform other duties as directed. 

Required Skills and Qualifications

· Demonstrated successful experience in managing the full life cycle of a construction project.

· Strong negotiation, problem resolution, and change order management skills.

· Excellent time management skills and ability to oversee scheduling.

· Three years of experience with proven success in supporting the management of new construction or renovation projects.

· Strong vendor and external team management.

· Ability to understand all aspects of construction projects effectively and efficiently, including budgeting and scheduling, to fully understand project implications based on minimal conceptual information. 

· Excellent communication skills, communicating clearly and effectively with internal and external parties.

· A degree in construction management, architecture, engineering, or a related industry is preferred. Master’s degree is a plus.

· Ability to manage multiple priorities.

· Expertise in Excel, project management software, and Microsoft Suite. 

· Sincere interest in career growth and support of Housing Alexandria’s mission. 

Beneficial Skills and Qualifications

· Ability to speak Spanish, Amharic, or Arabic and comfort translating materials for residents to/from English is a huge plus.

· Highly proficient in research, data analysis, and problem-solving.

· Ability to communicate using industry jargon and laymen’s terms with internal and external parties, and to translate jargon effectively.

· Comfortable with various responsibilities, including day-to-day administrative tasks and big-picture strategic projects, which may evolve.

· Experience providing assistance to individuals and groups facing difficulties such as economic disadvantage, unemployment, abuse and neglect, substance abuse, aging, disabilities, prevention, health, cultural competencies, and inadequate housing.

Position Requirements

The Construction Project Manager is a full-time permanent position requiring the employee to be locally in the DMV area and must be onsite in the Housing Alexandria corporate office a minimum of 3 full days per week. Tuesday & Thursday are mandatory to be onsite. Some weekends and evenings are required. This position requires the team member to travel locally in the Alexandria area.

Salary and Benefits

Commensurate with experience. $95,000 to $110,000 annually. This is a bonus-eligible position. Housing Alexandria’s benefits package includes medical, dental, vision, life, and disability insurance.
