Position Overview:

The Housing Authority of Lincoln County is seeking a dedicated and experienced Maintenance Assistant Manager to join our team. This role is crucial in ensuring the maintenance and upkeep of all Housing Authority properties, promoting a safe and well-maintained environment for our residents. The ideal candidate will assist the Maintenance Manager in overseeing daily operations, managing maintenance staff, and ensuring all maintenance tasks are completed efficiently and to the highest standards.

Key Responsibilities:

Assist in Management of Maintenance Operations:

• Support the Maintenance Manager in planning, scheduling, and supervising daily maintenance activities
• Coordinate and oversee routine inspections, repairs, and preventive maintenance tasks
• Assist in the development and implementation of maintenance policies and procedures

Supervision and Leadership:

• Provide leadership and direction to maintenance staff, ensuring effective team performance
• Assist in hiring, training, and evaluating maintenance personnel
• Foster a positive and productive work environment

Maintenance and Repair:

• Perform hands-on maintenance and repair tasks as needed, including plumbing, electrical, HVAC, carpentry, and general building repairs
• Ensure all work is completed in compliance with safety regulations and Housing Authority standards

Inventory and Equipment Management:

• Assist in managing maintenance inventory, including tools, equipment, and supplies
• Coordinate with vendors and contractors for specialized maintenance and repair services

Resident Relations:

• Respond to maintenance requests and concerns from residents in a timely and professional manner
• Ensure high-quality customer service and address resident issues promptly

Administrative Duties:

• Maintain accurate records of maintenance activities, work orders, and inspections
• Assist in preparing reports and documentation as required by the Maintenance Manager
• Participate in budget preparation and monitor maintenance expenses

Qualifications:

Education and Experience:

• High school diploma or equivalent required; vocational or technical training in a related field preferred
• Minimum of 3-5 years of experience in property maintenance, with at least 2 years in a supervisory role

Skills and Abilities:

• Strong knowledge of building systems, including plumbing, electrical, and general construction
• Excellent leadership and team management skills
• Ability to prioritize tasks and manage time effectively
• Strong problem-solving skills and attention to detail
• Excellent communication and interpersonal skills
• Proficiency in using maintenance management software and tools

Licenses and Certifications:

• Valid driver’s license required

Working Conditions:

· Must be able to work indoors and outdoors in various weather conditions

· Ability to lift and carry heavy objects, and perform physical labor as needed

· May be required to work evenings, weekends, and on-call shifts as necessary
