HRDE, Inc. is Hiring a Resident Manager Near Cross, WV

Permanent Part-Time. Four days per week. Health and dental insurance. Paid personal days.

Resident Manager MUST live on-site. Rent and Utilities included.

1. Responsible for completing Department of Housing and Urban Development (HUD) monthly reports.

2. Must be able to understand HUD regulations and be able to effectively deal with government bureaucracy.

3. Manages the apartment complex, which includes maintaining full occupancy.

4. Markets the area to recruit potential tenants. Manages the details as to determining eligibility i.e. criminal background, financial, and last lease check.

5. Coordinates and/or assists in activities of tenants.

6. Coordinates activities of workers engaged in maintenance and repair of buildings and grounds.

7. Shows and rents apartments and conduct move-in, move-out, and annual inspections.

8. Completes lease forms, outlining conditions and terms of occupancy.

9. Inspects and evaluates physical condition of buildings and arranges for necessary painting, repairs, and maintenance.

10. Collects rents and issues receipts.

11. Resolves concerns of tenants.

12. Purchases supplies and arranges outside services, i.e. trash removal.

13. May supervise program participants assigned to site to gain work experience.

14. Accompany Exterminator during monthly visits.

15. Assists with yearly inspections of building and equipment required by federal, state, and local laws.

16. Must be able to have a good working relationship with Tenant Association officers.

17. Answers emergency calls by residents; arranges for rescue squad, if necessary.

18. Works with Fire Department during fire alarm activation.

19. Is responsible for submitting requisitions to pay all bills.

20. Publishes monthly calendar of events.

21. Attends monthly Tenant Council meetings, if invited.

22. Makes tenant referrals to Service Coordinator and assists the same with tenant concerns.

23. Removes all monies from laundry and vending machines and maintains deposit records. Completes monthly reports for Central Office as to all laundry and vending machine collections.

24. Assists Maintenance Person with tasks involving problem-solving, blueprint reading, and specification book.

25. Works up annual budget and price comparison sheets.

26. Responsible for maintaining service contracts on elevators, emergency generator, fire alarm, sprinkler system, etc.

28. Ensures preventive maintenance and repair according to factory specifications of all mechanical apparatus, including necessary lubrication, filter changes, etc.

29. Ensures maintenance of smoke detectors in individual rental units.

30. Ensures maintenance of grounds, including parking lots.

31. Performs other related work as assigned by the Regional or Executive Director.

Qualifications

At least two years of housing management and/or supervisory experience is required. Must have a knowledge of construction and building maintenance practices and a high school education or equivalent. Must have a working knowledge of basic electricity, plumbing, and carpentry and an interest in and knowledge of the special problems of the disadvantaged. Knowledge of the structure and practices of organized labor and the ability to establish and maintain effective working relationships with individuals and the community preferred. Must be able to understand HUD and/or LIHTCP regulations and be able to effectively deal with government bureaucracy. Must possess the ability to plan, work effectively, and communicate effectively, particularly with tenants. This position is classified as "medium work" by the Dictionary of Occupational Titles; therefore, individuals employed in this position must be able to lift a maximum of 50 pounds with or without an accommodation. Due to the nature of this position which requires extensive local travel, the applicant must possess a valid driver's license and must have adequate transportation to perform this job. Adequate transportation is defined as: l) personal ownership of a reliable vehicle, or 2) the leasing of a vehicle.
