A Brief Overview

The Regional Maintenance Director is responsible for providing leadership, direction, and guidance to the assigned portfolio of properties as it pertains to their short and long-term maintenance, safety, and environmental operational activities. The position will work closely with the Directors of Operations, VP of Operations and the Directors of Environmental and Safety in achieving operational and fiscal goals for the individual properties and or groups. This position reports directly to and acts as an advisor to the Senior Director of Maintenance and Facilities. The position will be primarily a resource for both site-level and corporate positions in determining best practices for compliance and operational activities.What you will do

  • Acts as the chief advisor to the Sr. Dir of Maintenance and Facilities in all matters pertaining to maintenance operations within the assigned regional portfolio.
  • Evaluates maintenance programs for effectiveness and advises the Directors of Operations, VPs of Operations, Sr. Director of Maintenance and Facilities and the VP of Maintenance, Safety and Environmental Programs on recommended means of improvement.
  • Evaluates and analyzes performance, reports and practices associated with maintenance operations and personnel and provides recommendations to the Director of Operations and VP of Operations for continuous improved efficiencies.
  • Works closely with the Directors of Environmental and Safety to train and ensure that the portfolio is compliant with Federal, State, and local EPA, OSHA, DOT, and other agency regulatory requirements.
  • Performs annual process and property inspections that encompass all aspects of operational competency, safety, and environmental compliance. Compiles the data into a report of facts and recommendations for improvement or corrective actions to the Directors of Operations, VP of Operations, Sr. Director of Maintenance and Facilities and the VP of Maintenance, Safety and Environmental Programs.
  • Reviews and validates data housed in HMC’s software of record for accuracy, integrity and compliance (ie, PIF validation, compliance audits).
  • Consults interdepartmentally to develop and improve HMC processes and procedures.
  • Works directly with the Directors of Operations and with the site-level leadership to develop a pool of efficient vendors that may be needed to augment Hunt employees as required.
  • Conducts operational calls with the Directors of Operations within assigned portfolio.
  • Assists with the development of short and long-term capital budgets to sustain the property/portfolio.
  • Mentors and trains Maintenance Directors as needed.
  • Oversight of SHARP compliance for assigned portfolio.
  • Assists with scope development, bid analysis, Davis Bacon application and selection of professional contractors that may be needed to complete Capital Repair and Replacement (CRR) projects.
  • Works with the Director of Operations to ensures CRR items are completed within budget parameters and provides CRR update reports that track the timing, progress, and fiscal aspects of the assigned portfolio’s CRR projects to site management team, Asset Managers, DO’s and VP of Operations.
  • Performs Quality Assurance/Quality Control (QA/QC) inspections on CRR projects prior to recommending payment to the contractor/vendor.
  • Performs accident investigations as needed and attend OSHA/EPA meetings/inquiries as required.
  • Assists with the development of environmental scopes and work plans.
  • Provides environmental guidance on the development of safety Activity Hazard Analyses.
  • Provides guidance and Quality Control/Quality Assurance oversight of environmental work or projects.
  • Assists with the selection of environmental vendors.
  • Assures that storage and disposal of hazardous materials follow compliance with Federal, state, and local laws and regulations.
  • Develops and presents standardized training materials.
  • Ensures that unsafe conditions are corrected in a timely manner.
  • Learns and ensure compliance with all company, local, state, and federal safety rules.
  • Upholds all company policies, goals, and values.
  • Represents the company in a professional manner at all times-on and off the property.
  • Provides professional representation to command, housing, and other external parties.
  • Escalates property issues or any crises to appropriate parties.
  • This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.

Qualifications

  • An undergraduate degree from an accredited college or university with a focus in Business Administration, Engineering, Construction Management, or other related discipline Required
  • 4-6 years of Facilities Management experience within the multi-family industry. Required and
  • Have knowledge of the following trades/skills: electrical, HVAC, plumbing, carpentry, and general building maintenance and five or more years’ experience in facilities maintenance. Required and
  • Previous experience managing others Preferred and
  • Previous experience with YARDI Preferred
  • Strong computer skills with MS Office Suite (Word, Excel, PowerPoint, and Outlook).
  • Strong verbal and written communication skills.
  • Ability to work effectively with employees at all levels of the organization as well as working with the military community and the military command.
  • Requires a self-motivated, team player who pays close attention to detail and who can prioritize in a fast-moving environment.
  • Must demonstrate strong organizational skills, ability to multi-task and prioritize effectively.
  • Must combine effective leadership and strong technical knowledge with a positive and service-oriented attitude.
  • Must can motivate, delegate, and provide constructive feedback as appropriate to a team.
  • Must demonstrate excellent communication and interpersonal skills, particularly the ability to interact effectively with a wide range of different people in a variety of situations.
  • DL NUMBER - Driver's License, Valid and in State Required

Compensation

We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $139,700 - $175,600, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. In addition to these factors – we believe in the importance of pay equity. Please keep in mind that the range mentioned above is the general Hiring Range for the role. Hiring at the top of the range is reserved for exceptionally qualified candidates. We consider internal and external factors as a part of every final offer.
