JOB SUMMARY:
We are seeking a skilled Facilities Manager to manage the day-to-day operations of the Agency's maintenance program. The ideal candidate will supervise all aspects of the maintenance team while ensuring the safety, functionality, and efficiency of our Agency owned buildings and properties.
RESPONSIBILITIES & ESSENTIAL DUTIES:
- Monitor work of the maintenance staff to ensure timely completion of work orders, vacancy readiness and upkeep of properties.
-Prioritize work for the day and schedule the appropriate maintenance staff.
- Perform repairs including carpentry, electrical, plumbing, HVAC, masonry, drywall, painting and landscaping.
-Purchase and control expenses of materials, tools and equipment.
-Obtain estimates from contractors for maintenance repairs, when necessary.
-Maintain professional and thorough communications between staff, property management, housing supports, contractors, vendors and program tenants.
- Implement preventive maintenance schedules for equipment, systems, vehicles and property upkeep.
- Conduct regular inspections to identify areas for improvement or repair.
- Oversee the after-hours emergency scheduling to ensure prompt response.
QUALIFICATIONS:
- High School diploma with working knowledge and skill in construction and maintenance operations of residential rental units. Prefer a minimum of 3 years' experience.
-Ability to establish and maintain professional, courteous relationships with staff, contractors and residents.
-Ability to assess appropriate responses in emergency maintenance situations.
-Ability to read and interpret related documents to the job (specifications, blueprints, safety rules, operating instructions and manuals).
-Ability to write routine reports and correspondence
-Frequently required to stand, walk, use hands for manual dexterity, talk and hear.
-Occasionally required to sit, reach, climb ladders, balance on feet, kneel, crouch or crawl. On occasion may be required to lift and/or move objects weighing 100 lbs.
- Specific vision abilities are required for this job, including close vision, distance vision, color vision, peripheral vision, depth vision and ability to adjust focus.
WORK ENVIRONMENT: Some work is performed outdoors, and specific jobs may require occasional exposure to high heat, extreme cold, wet and/or humid conditions based on the weather. Some projects require climbing a ladder. Noise level is considered to be moderate.
