Essential Function

25%1. Performs routine ground maintenance of facility.

  • Tree trimming and/or tree removal, trimming hedges, raking leaves, trimming weeds and general landscaping care.
  • Sweeps and cleans walks and parking lots, repairs fence, picks up and hauls away litter and debris.
  • Removes snow from walks and parking lots with shovel, snow blower and/or snowplow, and generally keeps the outside premises neat and orderly.
  • Replaces old or lays new tile, mises mortar, patches and replaces dry wall and ceiling tiles.
  • Operates jackhammer, assembles scaffolding and re-roofs building, constructs forms for concrete and other construction projects.
  • Performs preventative maintenance and repairs lawn mowers, tractors, weed eaters, sprayers, and other power equipment.
  • Adjusts blades and cleans and oils mowers.
  • Operates heavy equipment such as dump trucks, snow blowers, snowplows, forklifts, and sweepers to maintain base roads and aircraft taxiways/runways and aircraft aprons.
  • Loads/unloads bricks, blocks stone and bags of cement, digs ditches and trenches with pick and shovel, grades and slopes, pours concrete, asphalt, and hot mix, fills and levels holes in damaged roads.

25%2. Performs routine interior maintenance of facility.

  • Repairs faulty parts in restrooms and other small plumbing tasks.
  • Repairs, paints, and refinishes furniture fixtures, and performs other small painting tasks.
  • Replaces light bulbs, as needed, and performs other small electrical tasks, i.e., repairs ballasts, switches, receptacles, appliance cords, and motor fans.
  • Repairs and replaces broken window screens, doors, roofs, gutters, and other small carpenter tasks.

20%3. Maintains interior cleanliness of facility.

  • Scrubs, mops, waxes, and polishes floors.
  • Dusts and polishes furniture.
  • Vacuums and spot clean carpeting.
  • Collects trash and hauls from building to trash receptacle.
  • Washes windows and woodwork.
  • Cleans restrooms including toilets and fixtures and fills towel, soap, and tissue dispensers.

Essential Functions Continued

15%4. Loads and unloads trucks, sets up and takes down tables, chairs, etc. and moves office equipment.

5%5. Performs semi-skilled labor in maintenance of boilers, repairs leaks in water and gas lines, removes old parts and installs new mechanical washers and gaskets in circulating pumps.

  • Fits and seals valve couplings and other fittings.
  • Monitors boiler, checking for leaks, checking operating water level, boiler blow down and maintains adequate levels of boiler chemical in makeup water.

5%6. Performs building security duties such as checking for fires and prowlers, checks windows and doors.

5%7. Performs other duties as required or assigned which are reasonably within the scope of the duties enumerated above.

Minimum Qualifications

Requires knowledge, skill, and mental development equivalent to completion of high school plus one year of maintenance work experience preferably associated with the building/mechanical trades and/or heavy equipment operation.

Preferred Qualifications

  1. Prefers the ability to follow oral and written instructions including blueprints and other diagrams.
  2. Prefers the ability to use power tools, operate heavy equipment and perform semi-skilled manual work in a safe manner.
  3. Prefers working knowledge of construction and maintenance tools, equipment, and materials.
  4. Prefers elementary knowledge of one or more of the building and mechanical trades.

Employment Condition

  1. Requires the ability to pass a DoD background investigation and obtain a DoD Common Access Card (CAC) prior to hire or transfer.
  2. Requires travelling to other state facilities using state owned vehicle.
  3. Requires the ability to lift and carry 80 pounds, il e., heavy boxes, supplies, etc.; ability to move heavy furniture and equipment.
  4. Requires being on feet for long periods of time; the ability to climb stairs and ladders.
  5. Requires being on hands and knees for extended periods of time.
  6. Requires the ability to withstand extreme temperature changes.
  7. Requires exposure to a variety of chemical cleaning agents.
  8. Requires a valid driver’s license in the appropriate classification as required by law.
