GENERAL SUMMARY

The Assistant Superintendent is responsible for providing independent management oversight of all IAA equipment assets located at the Indianapolis Maintenance Center (IMC). Oversight includes, but is not limited to managing; the inspection, testing, repairing, maintaining and rebuilding of tooling and equipment located at the IMC. Provides inventory control of all IAA assets assigned to IMC and its tenant base including but not limited to grounds services equipment (GSE), overhead hoists and cranes, work platforms/stands, industrial power equipment and heavy machinery. These assets are valued in the millions of dollars. The Assistant Superintendent ensures the quality and serviceability of these assets sufficiently support all associated lease obligations and contractual commitments.

The Assistant Superintendent assists and supports the Superintendent in management and oversight of multiple service providers of facility maintenance, building automation systems, janitorial services, security and grounds maintenance for the IMC, vacant buildings, multi-tenant buildings and tenant common use areas including identifying operational cost reduction opportunities and customer service level improvements. The Assistant Superintendent supports the Superintendent in the management of the Properties Department capital improvement program.

The Assistant Superintendent seeks compliance of all contractual obligations by tenants, contractors and customers, and continually negotiates with same to maximize asset utilization. Develops, establishes and refines new/existing procedures and processes that facilitate the maintenance, repair and control of tooling and equipment and other IMC and IAA assets while achieving departmental budgetary objectives.

The Assistant Superintendent provides project management and oversight over annual public auctions of surplus tooling and equipment, as well as other IAA assets working in cooperation with contractors and other departments to achieve maximum sales revenue and ensure accurate identification and accounting of the assets.

The Assistant Superintendent supports the Director of Properties in leasing opportunities at the IMC and other IAA facilities including assisting in showing space, and other administrative functions supporting the IMC and IAA revenue systems.

ESSENTIAL FUNCTIONS

  • Considerable knowledge of the principles and practices of facilities maintenance
  • Considerable knowledge of the principles and practices associated with aircraft tooling and equipment maintenance
  • Knowledge of the principles, practices, techniques, and equipment used in engineering inspections
  • Supports negotiations with tenants, service contractors, and customers on IAA assets
  • Control inventory by inputting and maintaining inventory control system on computer.
  • Modifies/reviews/interprets contractual agreements
  • Develops and implements processes and procedures
  • Quality control of tooling repair.
  • Manages/leads/directs the inspection of tools.
  • Manages/leads/directs testing and calibration by contractor.
  • Manages/leads/directs tool repairing by contractor.
  • Manages/leads/directs tool rebuilding by contractor.
  • Manages/leads/directs property and facility maintenance by contractor in cooperation with Superintendent
  • Manages property/facility/equipment projects as assigned
  • Prepare purchase orders and other documents and reports.
  • Perform any other functions assigned

MINIMUM REQUIREMENTS

  • Graduation from high school, completion of a GED, or vocational school is required. A combination of education and experience that provide the knowledge, skills, and abilities to perform the duties of this position is preferred.
  • 5 years’ experience in equipment or facility maintenance preferred.
  • Supervisory experience preferred.
  • Accounting experience preferred.
  • Knowledge of the commercial aircraft maintenance and repair (MRO) industry.
  • Ability to perform all of the physical and cognitive tasks outlined in the job description
  • Ability to perform all of the essential functions of the job outlined above without creating a direct threat to the safety of oneself or others

  • Physical demands: While performing the duties of this position, the employee is required to walk, sit, have full physical dexterity and agility use of hands, handle, or feel objects, reach with hands and arms, balance, stop, write, see, talk, hear, climb, stand, push, pull, bend, stoop, squat and stretch. The employee must occasionally lift and/or move up to 100 pounds or more. Specific vision abilities required by the position include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to focus. While performing in this role, the employee must operate a motor vehicle with a valid driver’s license; but also operate aviation ground equipment and forklift. Use of a computer and other personal assistance devices (tablets or mobile phone) are a must for this position, along with adding machines, fax machines and other office equipment. Operation of an airport radio is also required.
  • Work environment: This position is performed within an office environment approximately 70% of the time. The other 30% of work is performed outside where the employee will be exposed to weather conditions prevalent at the time. With multiple worksites the noise level varies from the office environment and the outside environment. The incumbent in this position is expected to work independently and as part of the team. The incumbent in this role will be exposed to outside and inside environments, dust, dirt, mud and hazardous chemicals.
