Job Description
Maintenance Superintendent
Summary: The Maintenance Superintendent oversees all necessary work required to maintain all physical assets of the properties in good working order.
Job Responsibilities:
- Plans and implements a maintenance schedule
- Prepares apartments for new residents move ins
- Prepares reports on inspections, property conditions, cleanliness, and overall summary of maintenance operations
- Performs repairs for apartments, common areas, and grounds
- HVAC upkeep, circuit breakers, and preventative maintenance
- Lawn mowing, trimming edges, clipping
- Snow removal, painting, cleaning
- Regularly inspects buildings and groups to ensure they are acceptably maintained
- Oversees maintenance technician(s)
- Processes work orders
- Arrange subcontract work as needed
- Availability to be on call for emergency maintenance needs
Requirements:
High School Diploma required. 2 years of prior property maintenance experience required, including plumbing, electrical, HVAC, and carpentry. Previous supervisory experience is highly preferred. Ability to work well with others. Excellent communication skills. Regularly able to use hands and tools/equipment. Frequently stands, reaches, climbs, and lifts up to 75 lbs.
