Insight Global is Hiring an Assistant Director of Building Services Near Durham, NC

Job Description:

The Assistant Director for Building Systems is responsible for planning, coordinating and directing all activities required to operate, maintain and repair the electrical, mechanical and plumbing systems in the University facilities. The Assistant Director is responsible for the operation and maintenance of Critical Buildings and Systems to meet the life safety, reliability and efficiency goals by implementing and executing operation, maintenance and reliability best practices. The Assistant Director will report to the Executive Director for Building and Landscape Services and will assist with various administrative and management functions.

Must Haves:

  • Bachelor's degree in Mechanical or Electrical Engineering
  • 6 years of leadership experience and proven performance in a complex facilities & maintenance environment.
  • At least 5 years experience managing corrective/preventative maintenance and repair operations, including mechanical, electrical and plumbing trades.
  • Ability to plan and schedule work, including determining staffing, equipment and material/supply needs.
  • Ability to read and interpret architectural and engineering building and system plans, diagrams and specifications.

Plusses:

  • Experience in a higher education setting or an environment with highly complex and critical building systems
  • Experience managing in a workplace governed by a collective bargaining agreement

Job Overview:

  • Provide integrated Building Systems services supporting the University campus including classrooms, research laboratories, vivariums, athletic centers, performing arts auditoriums, lecture halls, administration offices, housing, auxiliary buildings and parking decks.
  • Maintain awareness of advancing critical systems technology, innovations in energy efficiency, sustainable design and business practices which impact student and employee productivity, campus efficiency, and external perceptions.
  • Build a strong working relationship with collective bargaining unit Local 465 leadership and staff to ensure no interruption of service. In conjunction with HR, participate in negotiations, grievance resolution and jurisdictional interpretations.
  • Participate in developing and implementing the Department's Safety Program that ensures work hazards are identified, appropriate safety procedures are written, and staff are knowledgeable and comply with all program requirements.
  • Develop and maintain integrated services with Utility and Engineering Services to ensure uninterrupted service to occupants and functions across the campus.
  • In conjunction with UES, establish and implement an effective program to proactively operate and maintain the high performance buildings and critical systems.
  • Develop, recommend, and implement strategic plans and programs to improve efficiency, heighten performance and ensure the facility meets University regulations, and OSHA health and safety requirements.

Building Systems Operation and Maintenance:

  • Oversee operation, maintenance, repair and service for all Building Systems components for the University campus Buildings
  • Oversee planning and execution of all work to ensure day-to-day compliance with work processes and key metrics.
  • Participate in development of supplemental contract maintenance agreements with external service providers to provide specialty services and additional labor in response to work volume changes and deadlines.
  • Maintain building-wide electrical distribution systems, electrical devices and lighting systems through execution of the Electrical PM (Planned Maintenance) Program, as well as the Equipment Asset Management (EAM) Work Order (WO) system for repairs and other electrical maintenance requests.
  • Maintain HVAC (heating, ventilating and air conditioning) Systems through execution of the HVAC PM (Planned Maintenance) Program, Equipment Calibration Program, as well as the EAM Work Order (WO) system for filter change-outs, repairs and other HVAC maintenance requests.
  • Maintain Plumbing Systems through execution of the Plumbing PM (Planned Maintenance) Program, as well as the EAM Work Order (WO) system for water quality testing, repairs and other Plumbing maintenance requests.
  • Develop new procedures and update existing procedures supporting Department and University Campus strategies.
  • Regularly evaluate work output for quality, efficiency and timeliness. Identify continuous quality improvement opportunities for each maintenance service area, determine appropriate improvements and implement through change control program.
  • Investigate and identify equipment, tools and processes that improve operating efficiency and / or workplace safety.
  • Provide technical guidance to maintenance engineers, managers, supervisors and project managers.
  • Provide career development and performance management guidance for technical staff.

New Construction and Renovation Projects:

  • Oversee Capital Project Coordinators to assure quality assurance and quality control of construction projects at the University.
  • Provide recommendations of key areas which impact the long-term operation and maintenance of buildings.
  • Assure that owner's project requirements for internal environmental conditions are being defined for each project and agrees with the design intent of a project.
  • Support OPM project teams during pre-construction planning activities as well as during construction of projects which expand the University infrastructure and facilities. This may include drafting technical requirements and specifications, as well as reviewing architectural, engineering and construction submittals.
  • Ensure all Office of Project Management (OPM) Capital Projects are turned over to Facility teams in an operational state including required turnover documentation and any staff training.

Additional Job Functions:

  • Participate in establishing overall strategic vision and direction for Department Leadership Team. Provide guidance and coach leaders to develop high-performing work teams within own functional areas.
  • Represent Department on Building Systems services to the University. Periodically seek one-on-one feedback from stakeholders on Building Systems performance against expectations.
  • Utilize knowledge and communication skills to influence the thinking of or gain acceptance of others in sensitive situations.
  • Direct and control Building Systems services through Supervisors and Planners with overall responsibility for the performance of those assigned areas.
  • Lead and / or participate in University committees.
  • Participate in establishing requirements for Department professional growth and development. Participate in skills gap analysis and develop and implement applicable training programs based on the level of skills and experience needed.
  • Exercise judgment within broadly defined practices and policies in selecting appropriate methods, techniques and evaluation criteria for obtaining desired results.
