Interfaith Housing Alliance, Inc. is Hiring a Property Manager Near Fairplay, MD

Interfaith Housing Alliance is a nonprofit organization that strengthens communities by providing affordable housing opportunities and supportive services to improve the quality of life and economic stability for seniors, working families and individuals. We are currently seeking a full-time Property Manager to manage our two properties in Cumberland/Frostburg, MD. This position offers an excellent benefits package and working environment and the opportunity to make a positive difference in the lives of the residents that we serve.

Job Summary:

The Property Manager provides leadership, direction, and oversight of overall operations for the property, ensuring a safe and attractive living environment for residents, exceptional quality, and service, sustained resident satisfaction and engagement, operational efficiency, and strong financial results.

Job Responsibilities:

· Maintain occupancy of properties by showing apartments to prospective tenants, managing marketing activities, performing leasing activities including receiving and processing initial housing applications for Low Income Housing Tax Credit (LIHTC) and USDA Rural Development 515 Programs by screening income and approving credit history and past rental history.

· Maintain a current property waitlist in Yardi Breeze.

· Maintain accurate resident files and accounts in Yardi Breeze.

· Notify residents of annual certification timelines and acquire appropriate asset and income verifications for resident.

· Collect and post resident rental payments, prepare deposit slips, and make bank deposits.

· Notify residents of delinquent rents and fees; take appropriate action to collect outstanding rents and fees.

· Coordinate lease termination and eviction process per rent collection policy including filing Failure to Pay rent and Warrant of Restitution with local court and attending court as the representative of the owner of the property.

· Enforce property rules and regulations and address tenant complaints.

· Manage the turnover process for vacant units with maintenance team.

· Act as Supervisor for the on-site Maintenance Staff and Supported Services Coordinator.

· Manage the property workorder process including receiving work order requests from residents, recording in Yardi Breeze, ensuring maintenance receives the request and updating/completing Yardi Breeze closeout once completed.

· Inspect properties on a regular basis to ensure physical integrity, market competitiveness and desired street appeal. Make recommendations to the Sr. Property Manager and Asset Manager for needed improvements and develop plans for feasible implementation of improvements.

· Collaborate with Director of Property Management Operations and Asset Manager in developing the annual property operating and capital budgets and report on financial performance regularly.

· Report each property’s physical condition and capital improvement needs on a quarterly basis to Asset Manager for use of reserves.

· Maintain contracts for non-maintenance services, including phones, internet, trash removal, pest control, etc.

· Coordinate with Supportive Services team to identify local social services, rental assistance programs, and other local services which may assist the residents and the property.

· Collaborate with Asset Manager to host investors, lenders, state agencies or other partners for property and operational inspections.

· Other duties as assigned.

Qualifications:

Requirements:

Education and Experience Requirements:

· High school diploma or GED required, certification in property management or business administration or a related field preferred.

· Minimum 5 years work experience with 2 years’ experience in Property Management and 2 years’ clerical experience.

Knowledge/Skills:

· Minimum working knowledge of Yardi Breeze, other Yardi software, or comparable property management software.

· Proficient in Microsoft programs including Excel and Word.

· Financial analysis skills; knowledge of property management best practices and budgeting.

· Excellent written and oral communication skills; familiarity with IRC Section 42 Low Income Housing Tax Credits and Housing Choice Vouchers and other operating subsidy programs.

· Understanding of local social service organizations and experience interacting with these organizations.

· Working knowledge of property regulations and Fair Housing Laws.

· Understanding of property marketing principles.

· Excellent communication and customer service skills.
