Job Title: Building Superintendent

Job Description:

We are seeking a reliable and experienced Building Superintendent to oversee the maintenance and operations of a building with commercial vacant units in the vicinity. The ideal candidate will be responsible for ensuring the smooth functioning of building systems, responding to emergencies promptly, and supervising cleaning and repair services. MUST HAVE PLUMBING EXPERIENCE

Key Responsibilities:

• Serve as the primary point of contact for building maintenance and emergencies, including but not limited to water leaks, electrical issues, and boiler malfunctions.
• Conduct weekly inspections of nearby buildings to identify maintenance needs and address any issues promptly.
• Monitor oil tank levels and report any abnormalities or issues with building systems to the supervisor.
• Perform boiler setting inspections, including reading heat timers and domestic hot water temperatures. Conduct boiler draining flush twice a month.
• Supervise cleaning services for nearby vacant commercial spaces and oversee the porter's duties in the main building.
• Provide repair services for various building components, including plastering, painting, sheet rock installation, shower head replacement, bathtub and toilet repairs, sink and faucet leaks, tile patching and re-grouting, radiator repairs, electrical repairs, window repairs, lock-set repairs, and oven pile light checking.
• Conduct cleaning and maintenance of vacant apartments in Bronx, including public areas and basements.
• Inspect basements regularly and ensure they are kept free of debris at all times.
• Perform mailbox repairs and replacements, as well as repairs to FD door locks, hinges, and windows.
• Address any crack tiles, peeling paint, or plaster issues promptly to maintain the building's appearance and safety standards.
• Available for 24/7 emergency contact as necessary.

Qualifications:

• Previous experience as a building superintendent or similar role preferred
• Strong knowledge of building maintenance and repair procedures
• Excellent communication and interpersonal skills
• Ability to work independently and prioritize tasks effectively
• Must have some type of plumbing experience
