****Operations Manager****

**Charleston, SC**

JLL is seeking an Operations Manager based in our Charleston, SC office to provide operational oversight of retail mall property, assets, security & housekeeping teams, capital projects, general construction and contractors.

**Job Responsibilities**

The Operations Manager has a good understanding of the maintenance department, operating systems of the property, construction practices, preventive maintenance and safety practices. Along with enhancing the property value by managing the maintenance department at the property.

**Management and Operations**

* Coordinate the operational aspects of the property in a manner which protects, maintains, and improves the value of the property.

* Implement and monitor hazard control and team safety practices, and ensure compliance with local codes and regulation.

* Implement preventive, ongoing, and anticipated maintenance/repair programs.

* Manage multiple contract employees through effective communication, supervision, training, and scheduling to ensure tasks are completed on time and within budget.

* Contract with outside vendors, including issuing RFPs, obtaining bids, drafting contract, and coding bills for processing. Monitor contractor performance.

* Manage tenant construction by working with tenant coordinators, contractors, and tenants. Works proactively with tenant architects and contractors to ensure timely construction schedules and openings.

* Serve as the facilitys energy manager. Pursue and implement energy savings opportunities.

* Inspect property routinely to guarantee that building services are operating at the highest standard. Evaluate the propertys needs, and recommend improvements as required.

* Communicates regularly with site team and attends scheduled staff meetings/calls

* Provide direction/information to vendors, facilities staff and service providers as required ensuring excellent coordination/execution of work within client environment with minimal disruption, as needed

* Implements and schedules preventative maintenance standards that are in compliance with JLL and Client guidelines

* Evaluates vendors and suppliers on a regular basis with Strategic Sourcing with regard to quality and competitive pricing

* Assist support facility specific cost savings targets to contribute to the account achieving significant savings

* Any and all other duties and tasks assigned.

**Employee motivation and development**

* Manage the activities of all Contract employees and vendors engaged in operating and maintaining the property

* Provide ongoing safety & OSHA training with team

* Ensure that all core practices are kept up to date

**Financial performance**

* Prepare and implement operating budget, with emphasis on minimizing expenses through efficient use of manpower and materials.

* Manage capital projects in a timely, cost-effective manner, at budgeted levels.

* Forecasting operating and capital expenses.

* Assist with researching, analyzing and reporting budget variances. Work with team members to identify and respond to any financial or budgeting related issues

**Education/training**

* Associate's Degree, or some vocational/technical training required.

* Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding

* Ability to write routine reports and correspondence

* Familiar with computer equipment and programs.

* Good organizational and interpersonal skills with a strong customer focus

* Proficient in MS Office, and possess strong written, verbal and people skills

* Able to work independently with minimal supervision

**Years of relevant experience**

* Minimum of five (5) years of work experience operating mechanical, electrical, plumbing, fire protection systems in a commercial property setting.

* Maintain advanced technical skills in mechanical, electrical, and plumbing systems.

* Experience reading construction drawings, and troubleshooting using electrical schematics.

* Ability to communicate effectively and maintain positive relationships with tenants, vendors, employees, contracted personnel, managers and local government authorities.

* Ability to stoop, stand, climb, and frequently lift a minimum of 50 lbs.

* Experience with shopping mall property management a plus.
