We are actively seeking a dynamic Property Manager (PM) to join our esteemed Office Property Management team in Belcamp, MD. As a PM, you will have the exciting opportunity to oversee an active portfolio consisting of a complex of interconnected office buildings. What sets this portfolio apart is the vibrant sense of community among the tenants, who actively engage in a variety of amenities and shared spaces. Building relationships and supporting their activities will be an enjoyable and rewarding aspect of your role as a PM.This is a highly involved on-site position where you will lead a small operations team. Your exceptional leadership skills will be instrumental in ensuring smooth day-to-day operations, while your sharp financial acumen will guarantee that the portfolio operates within budgetary constraints.WHAT YOU’LL BE DOING:
  • You will be the primary point of contact for all tenant-related issues, requests, and complaints.
  • Overseeing the maintenance team and implementing a comprehensive preventative maintenance program for the property's plant and equipment will be part of your responsibility, as you spearhead improvements.
  • Your keen eye for detail will drive you to conduct daily inspections of the property, ensuring that maintenance standards are not just met but exceeded.
  • You will play a pivotal role in ensuring the portfolio's compliance with lease agreements from both an accounting and operations perspective.
  • Maintaining accurate records, preparing reports on damage and liability, managing purchase requisitions, and staying updated on security, emergency, and maintenance procedures are among your key tasks.
  • You will proactively identify opportunities to optimize processes, systems, policies, and procedures, all with the goal of maximizing net income. Collaborating with the leasing team, you will address any potential issues or areas for improvement.
  • Safety, security, and compliance of the property and your team will be under your diligent supervision.
  • Working alongside the Client Accounting Services (CAS), you will streamline accounting processes and contribute to on-site bookkeeping functions.
  • Your expertise in financial analysis will enable you to prepare and review financial documents related to the building's operations, including annual budget documentation.
  • You will maintain emergency evacuation procedures and life safety systems, diligently adhering to all compliance programs and policies.
  • Additional property management tasks will be assigned to you from time to time, allowing you to broaden your skill set and contribute to various facets of the portfolio.
What You Bring To The Table
  • A relevant Bachelor's degree will be considered an asset for this role.
  • Minimum of seven (7) years of proven experience in commercial real estate or property management.
  • Demonstrated proficiency in managing a team of three (3) or more individuals for a minimum of three (3) to four (4) years.
  • Excellent written and verbal communication skills with the ability to comprehend and interpret legal documents, technical procedures, and government regulations.
  • A proven track record of presenting information effectively and responding to inquiries from diverse stakeholders.
  • Strong financial and accounting acumen, complemented by familiarity with various budget applications.
