Job Summary
Mobile Home Community in Gulfport, MS is looking for a Park Manager. The Park Manager is responsible for managing a wide variety of duties related to a multiple unit Mobile Home Community.
Essential Job Duties: (these duties include, but are not limited to):
Administration and Reservations:
· “Hands-On” leadership and supervision of Reservations and Front Desk staff
· Attain high-level proficiency in Reservation Management System
· Implement, oversee and participate in all Administrative, Office and Reservation functions.
· Inventory control and management
· Daily and monthly reporting to Management
· Assist in the creation of annual budget for park operations.
· Assist in the creation of annual budget.
· Attend weekly budgetary comparison and management conference call meetings with Management.
· Assist accounting with vendor cost coding and other accounting processes.
· Maintain organized reporting and record keeping.
Park Operations:
· “Hands-On” leadership and supervision of Operations, Grounds, and Maintenance staff
· Create and monitor preventative maintenance schedules and procedures for equipment, facilities, amenities and vehicles.
· Conduct required pool, drinking water and sanitation testing and submit to the appropriate agencies
· Maintain organized reporting and record keeping e. Monitor costs and investigate ways to minimize expenses.
· Marketing
· Create yearly Special Events Calendar for approval by Management
· Work to keep website current.
· Social Media, review management and email blasts
· Propose tradeshow schedule and budget for approval by Management e. Travel and work all camping shows
· Assist with creation of yearly marketing plan and provide input for new marketing opportunities and business development
· Assist with the distribution of rack card literature.
Miscellaneous
· Perform all duties and tasks aimed to increase revenues and minimize expenses.
· Work diligently to ensure a profitable season.
· Maintain or preferably increase guest satisfaction. Create the “fun and happiness” for all campers and guests to promote goodwill and repeat and referral guests.
· Demonstrate loyalty, excellence and commitment to park and Management e. Accept modifications in job descriptions and duties willingly as needed.
On The Job Certification and Training Requirements:
6. Managers are required to have knowledge and obtain all National, State, and Local certifications and licenses needed to operate the campground. At least one Manager
7. Attend educational sessions as directed.
8. Represent park at trade shows
Qualifications:
Physical Demands:
This position is an extremely physically active position. Must be able to remain stationary for long periods of time, stoop, kneel, and crouch. Employee is frequently exposed to outdoor weather conditions (hot and humid, rainy, extreme temperatures, airborne particles)
On site living requirement:
Part of the compensation for this job (above the base salary) is an RV site with electricity, water, and wifi included. The ideal candidate is already an RVer who has their own camper and might already be living in it full time. However, having your own RV is not a requirement for the job. Living on site is required and we will work through that issue if the selected candidate does not already have their own RV/Camper.
Travel:
Minimal daily off-site travel should be required on a daily basis. When purchasing we encourage managers to identify vendors that deliver for free or a small fee and to look ahead to ensure that orders are submitted in such a manner that they can be delivered on time. Periodic travel will be required for offsite training.
