We are currently accepting applications for Commercial Project Manager located in Little Rock, Arkansas at various project sites in and around the States of AR, OK, TX, MO for C-Store and Restaurant Construction.

Position Summary

The project manager’s responsibility is to adhere to Keet O’Gary Vision Statement, core values, general ethical code, and lead by example; always provide the highest level of customer service; lead and cultivate a positive office culture; and to participate/work with other Divisions/Departments through effective communication to ensure Keet O’Gary goals and synergy are maintained throughout the organization

Primary Responsibilities

Preconstruction

  • Submit plans to city and start permit process
  • Verify all city/state licensure requirements
  • Submit for Health department approval (as needed)
  • Confirm authorities having jurisdiction (AHJ) have reviewed and approved plans
  • Attend pre bid conferences
  • Estimate and develop spreadsheet
  • Solicit bids
  • Accept bids, vet and determine low bid

Construction

  • Obtain permits (demo, building, etc.)
  • Prepare subcontracts & purchase orders
  • Prepare project schedule
  • Manage PM software daily
  • Conduct Monthly Owner Meeting (on site) or at Owner’s request
  • Update & distribute schedule (from supers 3-week schedule)
  • Manage job costs (Review & approve pay applications & invoices)
  • Communicate regularly with Owner, Architect/Engineers & Subcontractors.
  • Direct & complete closeout documents process
  • Provide support & coordination with superintendent.
  • Train and manage Asst. Project Managers and Project Assistants

Qualifications```
- Bachelor's degree in construction management or related field (preferred)
- Proven experience as a construction project manager or similar role (5 years min) with projects $5-20MM
- Strong knowledge of project coordination and management principles
- Proficiency in construction software such as Bluebeam, Procore, Buildertrend, etc.
- Familiarity with construction estimating, project scheduling, and blueprint reading
- Excellent communication and interpersonal skills
- Strong problem-solving abilities and attention to detail
- Ability to work well under pressure and meet deadlines
- Knowledge of contract management processes
