Keiland Construction is Hiring a Project Manager Near Charles, LA

Job Duties and Responsibilities including but not limited to:

  • Project buyout and submittals shall be complete and ready for Presidents approval within 30 days of project award
  • Management of multiple projects simultaneously throughout project life cycle.
  • Develop and effectively execute project plans throughout the life of the assigned projects according to Company procedures as directed by the President of the Company.
  • Provide and promote high standards of professionalism, integrity, and leadership throughout the life of projects both within and outside of the Company, appropriately representing the company’s values, business philosophies, protocols and standards as directed by the President of the Company.
  • Relationship building and management with clients, architects/engineers, and subcontractors/suppliers to develop relationships that result in bidding opportunities for upcoming work.
  • Project management software data entry and monthly reporting to the President of the Company.
  • Continually promote people management innovation supporting effective delivery of solutions.
  • Adept/knowledgeable in all aspects of work activities that being supervised.
  • Directs appropriate traffic control methods and techniques wherever necessary
  • Carry out supervisory responsibilities in accordance with the organization’s policies and applicable law including: training employees, planning, assigning and directing work, appraise performance, addressing complaints and resolving problems
  • Assure the ongoing maturation process of the construction project life cycle.
  • Project scheduling, planning, submittal review and tracking.
  • Attend project pre-bid, pre-construction and project progress meetings.
  • Pre-construction and post construction contract review.
  • Prepare and submit budget estimates, progress reports, or cost tracking reports.
  • Apply for and obtain all necessary permits or licenses.
  • Subcontractor interview, prequalification and contract preparation.
  • Forecast, track and manage project budgets, procurement process and invoices in accordance with Company policy.

Documentation

  • Maintains & prepares Weekly Project Update accurately and on time
  • Prepare, maintain and update Purchasing Schedule
  • Prepare, maintain and update a complete Submittal Log; Review submittals for compliance to contract documents; Track submittal process timely
  • Identify lead times for material purchases and tracks fabrication/ ROJ dates
  • Review project bulletins and identify scope of work changes
  • Track and monitor project change orders
  • Maintain and update Subcontractor Change Order Log
  • Maintain and update Lost Day Log
  • Prepare and maintain daily inclement weather tracking reports for each assigned project
  • Prepare, maintain and update RFI Log; Review project documents & create RFIs in a timely manner
  • Generate subcontractor meeting agendas and minutes
  • Accurate and timely documentation of project issues
  • Maintain project document list
  • Daily reports and timekeeping
  • Project inventory including ordering materials

Supervision and Coordination of Trade Contractors & Craft Workforce

  • Monitors and manages labor, materials, and equipment associated with self-perform work.
  • Oversees and directs the daily management of Trade Contractors and Craft Workforce activities.
  • Provides all necessary trade related coordination efforts between all stakeholders as required to successfully manage the construction effort.
  • Oversees and directs tracking of production rates or quantities with specific focus on critical path trades.
  • Oversees and directs coding of time and quantity input.
  • Oversees the tracking of Keiland's small tools and equipment inventory.
  • Oversees and directs the scheduling and coordination of trade partners' work activities in advance to ensure work is performed on or ahead of the project schedule. Work with Project team/Superintendents to recognize underperforming subcontractors timely with project notifications.
  • Oversees and directs the monitoring and inspection of trade partner workmanship and craftsmanship to assure compliance with site specific Quality Control Plan and building and safety codes, or other regulations to mitigate rework and minimize punch list.
  • Organizes and chairs all job site meetings in an effort to expedite field operations to ensure on time delivery of the project.

Knowledge of Contract Documents & Scope of Project

  • Reviews the contract documents for constructability and identifies issues or deficiencies and advises the project team accordingly.
  • Reviews and understands the basis for various tolerances of different work components associated with the project and makes the connection to the actual applications for the project and advises the project stakeholders of any issues discovered.
  • Prepare contracts or negotiate revisions to contractual agreements with architects, consultants, clients, suppliers, or subcontractors with president’s prior approval.
  • Knows and understands the contract documents and acts as a resource to Subcontractors to answer questions or clarify intent of contract documents.
  • Initiates inquiries to the design team and/or project team pertaining to the contract documents whenever necessary.
  • Oversees and directs Shop Drawing review.
  • Identifies RFI's as required to facilitate the completion of the project.
  • Understands trade partner and supplier scopes of work, schedule, approved shop drawings and equipment cuts, required delivery and staging logistics, and safety and quality programs.
  • Fully review drawings, plans & specifications in preparation of subcontractor scope; Addresses schedule in Subcontractor Scope

Planning and Scheduling

  • Confer with project team and subcontractors, engage in planning and execute work procedures, interpret specifications and coordinate various phases of construction
  • Correlating the activity list with the contract documents and the schedule of values
  • Monitoring actual progress relative to planned progress continually, assessing its actual and potential impacts, displaying cause and effect relationships, and determining necessary corrections
  • Participate in weekly progress meetings, OAC (Owners, Architect and Contractor) meetings, and Subcontractor/Vendor meetings
  • Monitoring the plan’s implementation and maintaining all documentation relative to good and bad performances of all parties in a manner that is complete, correct, and well correlated and can be used most effectively by the project management, finance, and legal efforts
  • Establish or adjust work procedures to meet schedules, using knowledge of capacity of workers and equipment and recommends measures to improve production methods, equipment performance and quality of product/job progression
  • Inspect work in progress, review materials used and costs, adjust work schedules as appropriate
  • Study production schedules and estimate worker hour requirements for completion of job assignment; maintain time and production records
  • Revises 3 Week Look Ahead Schedules in conjunction with project team and distribute overall project schedule monthly (minimum)
  • Records or reviews all actual start/actual finish dates on each CPM schedule activity.
  • Reviews updated progress on CPM schedule weekly with the Project Coordinator/Assistant Project Manager. Participates in schedule logic review and recommends revisions resulting therefrom.
  • Tracks/monitors and expedites all materials and equipment to the job site to ensure that deliveries do not impact scheduled field activities.
  • Enforce contract close-out timeline and notify subcontractors

Project Safety

  • Define, communicate, implement and monitor safety and quality standards on all materials and equipment for each project
  • Ensure a safe work environment in compliance with all safety policies and procedures using the appropriate tools and equipment for the task.
  • Interpret Company policies to workers and enforce safety regulations and procedures.
  • Leads weekly on site, job-wide safety meeting.
  • Prepares for and participates in site safety audit walks and/or OSHA
  • Watches for and corrects any safety hazards discovered at the job site. Promptly communicates and reports all safety incidents and near misses to HR Manager and President.
  • Ensures all work areas are cleaned
  • Uses Keiland's Job Safety Analysis (JSA) to plan tasks. Ensures that OSHA forms and records are posted as required.
  • Oversees the acquisition and maintenance of Keiland site signage to promote site safety awareness and efforts.

Quality Assurance & Quality Control

  • Actively participates in the formation of the Project QA/QC
  • Actively participates in Pre-Installation Meetings in accordance with site-specific QA/QC Plan.
  • Oversees and ensures that daily inspections of all work are conducted during construction and as required by Project QA/QC Plan of work put in place.
  • Collects and reviews Daily Reports from Trade Partners and drafts the Keiland Daily Report.
  • Oversees the construction of mock-ups of different types of construction to be installed for review and acceptance.
  • Works with Project Management team to Issue Notices of Defective Work to enforce quality whenever appropriate.
  • Inspects delivered materials, equipment, and field installations for compliance with contract documents and approved submittals.
  • Enforces permit-related quality requirements/deficiencies.
  • Becomes familiar with and identifies all testing and inspection requirements per the contract documents and approved submittals. Interfaces with all respective stakeholders to ensure compliance with the contract documents.
  • Coordinates all testing and inspection efforts by outside firms as well as internal project Ensures that all testing and inspection efforts are scheduled and occur as required.
  • Reviews testing and inspection reports from outside firms and ensures correction of any work which deviates from the contract documents.
  • Ensures the complete and successful turnover to the Owner of all building systems including all the facility MEP systems and equipment. Works in conjunction with project stakeholders (third party commissioning agent) to ensure the proper trade participation in commissioning. Assists and coordinates vendor/subcontractor support for Owner equipment startup and training as
