Position Overview:

The Associate, Investments & Finance will sit within the Investments & Finance Department. Our client is seeking a candidate with 3 years of real estate investment experience and strong analytical skills to join their team. This is an exciting, unique opportunity for an early career real estate finance professional to join one of Boston’s largest and most dynamic real estate investment and development firms. The Associate, Investments & Finance will have the opportunity to learn and grow in this role, and will gain immediate exposure to complex, sophisticated development and investment deals from the ownership perspective.

Duties\Responsibilities:

• Support acquisitions, asset management, and capital markets functions in the underwriting, due diligence, and presentation of both existing portfolio assets and new investment/development opportunities.

• Develop and analyze property financials, including income statements, cash flow projections, and operating expenses, to evaluate the financial viability and potential returns of investments;

• Prepare presentation materials and memorandums for internal Real Estate Investment Committee and external third-party investors and lenders;

• Perform market research and analysis to assess the current and future market conditions, competition, and potential demand for the investment properties;

• Conduct thorough research on potential real estate investment opportunities, including (but not limited to) multi-family, office, retail, and mixed-use properties, both existing and new construction/development;

• Gather and review property documents such as leases, financial statements, contracts, zoning regulations, environmental reports, surveys, etc. to identify potential risks and opportunities;

• Coordinate, order, and oversee property inspections, appraisals, and environmental and property condition reports to identify any physical or environmental issues that may impact the investment;

• Collaborate with internal and external stakeholders, including brokers, attorneys, lenders, and consultants, to gather necessary information and ensure smooth due diligence and closing processes;

• Create and maintain internal market data on including comparable sets for property sales and leases;

• Assist in preparing external Investor reports and internal Partner materials.

Qualifications /Experience:

• Bachelor’s Degree with strong academic record from top tier institution;

• Motivated real estate professional with 3 years of experience in a financial position in the real estate industry;

• Strong verbal and written communication skills necessary for presenting analysis, conclusions, and recommendations to senior internal team and to outside partners;

• Underwriting, due diligence and closing experience across a broad range of asset classes is strongly preferred;

• Strong Financial Modeling/Discounted Cash Flow analysis;

• MS Excel skills. ARGUS and ability to create complex real estate and partnership financial models, including preferred returns, waterfalls, etc.;

• Proficient in additional MS Office Programs including MS Word and PowerPoint.
