Kellgard General Contracting is Hiring a Home Building/Renovation Superintendent Near Greencastle, PA

Job Summary:

The Residential Home Building/Renovation & Light Commercial Construction Superintendent/Project Manager is responsible for overseeing all aspects of the construction process for residential homes, renovations, and light commercial projects. This role ensures projects are completed on time, within budget, and to the highest standards of quality. The Superintendent/Project Manager will coordinate with clients, subcontractors, suppliers, and other stakeholders to deliver successful construction projects.

Key Responsibilities:

Project Planning and Management:

  • Develop comprehensive project plans, including timelines, budgets, and resource allocation.
  • Monitor project progress and make adjustments as necessary to ensure timely completion.
  • Coordinate with architects, engineers, and designers to review and approve plans and specifications.
  • Ensure all necessary permits and licenses are obtained prior to project commencement.

Site Supervision:

  • Oversee daily construction activities on-site to ensure adherence to project plans and specifications.
  • Ensure compliance with safety regulations and enforce safety protocols among all site personnel.
  • Conduct regular site inspections to ensure quality control and address any issues promptly.

Team Coordination:

  • Supervise and coordinate the work of subcontractors and suppliers to ensure timely and quality work.
  • Facilitate effective communication among project stakeholders, including clients, subcontractors, and team members.
  • Provide guidance and support to on-site workers, resolving any conflicts or issues that arise.

Budget and Cost Management:

  • Monitor project budgets and ensure cost-effective use of resources.
  • Review and approve subcontractor invoices and material purchases.
  • Prepare regular financial reports and forecasts for senior management.

Quality Assurance:

  • Implement and maintain quality control procedures to ensure high standards of workmanship.
  • Address any deficiencies or defects in a timely manner.
  • Conduct final inspections and ensure all work is completed to the client’s satisfaction.

Client Relations:

  • Serve as the primary point of contact for clients, addressing any concerns or questions.
  • Provide regular project updates to clients, including progress reports and any changes to the schedule or budget.
  • Ensure a positive client experience through professional and responsive service.

Documentation and Reporting:

  • Maintain accurate and detailed project documentation, including contracts, change orders, and meeting minutes.
  • Prepare and submit regular project status reports to senior management.
  • Ensure all project documentation is organized and accessible for future reference.

Qualifications:

Education and Experience:

  • Bachelor’s degree in Construction Management, Civil Engineering, or a related field preferred.
  • Minimum of 5 years of experience in residential home building, renovation, and light commercial construction.
  • Proven track record of successfully managing multiple construction projects simultaneously.

Skills and Competencies:

  • Strong knowledge of construction methods, materials, and regulations.
  • Excellent project management and organizational skills.
  • Proficiency in construction management software and tools.
  • Strong leadership and team management abilities.
  • Excellent communication and interpersonal skills.
  • Ability to read and interpret architectural and engineering plans.
  • Strong problem-solving and decision-making skills.

Certifications:

  • PMP (Project Management Professional) or equivalent certification preferred.
  • OSHA 30-Hour Construction Safety certification preferred.

Physical Requirements:

  • Ability to work on-site in various weather conditions.
  • Ability to lift and carry up to 50 pounds.
  • Ability to stand, walk, and climb for extended periods.

Work Environment:

  • This position involves both office and on-site work.
  • Frequent travel to construction sites is required.
