Looking for an all around Maintenance Tech Mgr. A Jack of all trades, and a master of Some!!

SUMMARY: Supervises the maintenance and repairing of equipment, the physical building structures and the grounds. Oversees the effectiveness of the janitorial services. Performs routine maintenance and minor repairs of vehicles. Oversees the water and sewage systems serving Key Training Center.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

  1. . Inspects on a daily basis and performs incidental repairs, as needed, to all properties encompassed or operated by CCARC, Inc. and Its Affiliates.
  2. Maintains all equipment used in the daily operation of the Key Training Center including repairs where applicable and/or referred to outside services when necessary.
  3. Assists in daily maintenance of water and sewage systems serving Key Training Center and Key Pine Village and all related tasks.
  4. routine maintenance and minor repairs of Key Training Center vehicles as needed.
  5. Maintains grounds of all properties encompassed or operated by CCARC, Inc. and It' s Affiliates, including mowing, landscaping, fertilizing, and related tasks.
  6. Oversees and delegates job assignments to maintenance personnel.
  7. Manages consumable supplies used at Key Training Center including ordering, storage, and dispensing functions. Completes documentation required for billing purposes/ requisition procedures.
  8. Assumes on-call responsibilities for emergency repair needs which arise after hours.
  9. Complies with the provisions of the Americans with Disabilities Act (ADA) as it relates to:
    1. Access to buildings, work sites and services.
    2. Informs and sensitizes maintenance personnel.
    3. Modifies, as needed, existing buildings and ground facilities to assure an ongoing barrier-free environment .
  10. Conduct, on a routine basis, fire safety and building safety inspections. Maintains an ongoing record of inspections and how deficiencies were corrected.
  11. Initiates, when necessary, special maintenance or repair/ replacement proposals for the Executive Director or Program Director.
  12. Review with the Program Director maintenance request forms and weekly reports.
  13. Interprets company policies and/or directives and enforces fire safety and building safety codes.
  14. Inspects, as necessary completed work projects for conformance to blueprints, specifications and standards.
  15. Ensures that the Maintenance Department is consistently represented at all Safety Committee Meetings.
  16. Performs other related functions as required or directed.

SUPERVISORY RESPONSIBILITIES:

Directly supervises the daily activities of Maintenance Personnel.

QUALIFICATION REQUIREMENTS:

EDUCATION:

High school graduate or equivalent certification.

EXPERIENCE:

Demonstrated ability in the repair and maintenance areas including mechanical, carpentry, electrical, heating and air conditioning and automotive repair with sufficient knowledge and background to diagnose maintenance needs.

LANGUAGE SKILLS:

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively with outside vendors or employees of the organization.

REASONING ABILITY:

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.

CERTIFICATES, LICENSES, REGISTRATIONS:

Valid Florida driver' s license with safe driving record.

OTHER SKILLS and ABILITIES:

Ability to deal courteously, tactfully and efficiently with program participants, staff members and the general public.

Emotional stability and maturity with a genuine interest in working for an organization that must maintain strong and effective life/safety/fire protocols.

Capable of working flexible hours/day or week-end schedule.

Strong managerial or supervisory competencies.

Knowledge of life-safety and building fire/ safety codes.

Willingness to comply with in-service, training or other fire/safety code mandates.

Ability to diagnose problems and perform multiple repair functions (or seek assistance if necessary).

This position involves exposure to blood, body fluids or tissue.

Protective measures are required. Hepatitis B vaccine is recommended.

There is a potential for injury in this position if proper safety procedures and protocols are not followed or if violations are not promptly reported. Back, neck, or arm injury is possible if an employee does not exercise proper body mechanics while lifting, bending, twisting, etc.
