Job Summary
We are currently seeking a property accountant who will be responsible for various accounting and reporting functions for commercial properties and development projects. The property accountant is responsible for providing financial support for the portfolio while maintaining accounting standards. This includes but is not limited to preparing the monthly close cycle, preparing financial statements and reporting packages, funding draws, completing regular workpapers, and budget variance analysis. This role also includes maintaining full-cycle job cost accounting for assigned construction projects including project start up and close out, contract administration, and subcontractor / vendor relations.

Job Type: Full-Time, Largely Remote with 3 - 4 days per month in-person attendance at the office

Property Accounting Responsibilities

  • Prepare and reconcile monthly, quarterly and year-end financial statements & reporting packages with excellent attention to detail
  • Manage all accrual and cash basis accounting functions
  • Review and approve all payables. Prepare wires, ACHs and internal bank transfers for external 3rd party vendors, related parties and intercompany entities
  • Prepare tenant ledgers, reconcile CAM billings and pro-rated property tax reimbursements
  • Prepare monthly general ledgers, journal entries and trial balances
  • Review bank loan balances, operating reserves, escrows and security deposits
  • Prepare monthly budget to actual variance reports and provide variance explanations
  • Perform bank reconciliations, related entries, and report monthly cash balances
  • Reconcile and prepare balance sheet, maintain fixed asset ledger and tenant amortizations
  • Monitor daily cash position of multiple bank accounts

Development / Construction Accounting Responsibilities

  • Enter in complete contract and subcontractor information for construction jobs
  • Collect, cost code, obtain approval, and input all invoices into Yardi / AIA software
  • Data entry, review, and payment of subcontractor requisitions and other development invoices
  • Code invoices for vendor ID, job number, and match invoices to each contract or subcontract and attach related supporting documentation
  • Prepare pay applications and monthly funding requisitions for lenders and equity investors
  • Interact with Project Managers and vendors to answer questions and resolve any discrepancies
  • Review insurance certificates to ensure subcontractor compliance
  • Process weekly check runs
  • Draft and track all lien waivers for vendors and subcontractors to accompany pay applications
  • Post entries as well as perform various ad hoc projects

Salary & Benefits

  • $65,000 base salary plus discretionary bonus (target of $3,000 - $5,000)
  • Benefits include Health Insurance, 401k, Paid Time Off

Qualifications

  • Minimum 2-5 yeas of prior accounting experience
  • Yardi experience highly preferred. Real estate industry experience a plus
  • Working knowledge of GAAP and financial reporting
  • Experience with CAM and Tax billings for commercial properties
  • Proficient in MS Word and Excel
  • Meticulous attention to details and accuracy
  • Excellent organizational skills
  • Excellent verbal and written communication skills
