We are seeking a talented Leasing Agent to join our team! The ideal candidate for this position will enjoy fast paced work, show creativity, and have a high degree of professionalism when working with our residents. The Leasing Manager is responsible for successfully creating and implementing plans for successful lease ups from year to year, helping the property achieve leasing and sales goals, as well as meet financial objectives.
JOB DESCRIPTION
Field phone calls, provide rental specs (residential) to callers, set up appointments, follow up/route calls to other staff as needed/take messages
Catalog/update inventory for maintenance and office supplies, property keys, parking permits and pool tags
Review/update maintenance requests in property management software and contact tenants to schedule service appointments
Draft/send notices to tenants (default, parking issues, trash, pet waste, facility closures (pool/laundry room etc)
File incoming correspondence or documents (residential/commercial)
Post and update rental listings online
Respond to email leads
Post rental payments, late fees and miscellaneous charges to tenant accounts
Assist with resolving tenant issues and requests
Assist Property Owner/Property Manager with daily administrative duties/projects as needed
DAILY/AS NEEDED
Field incoming calls/route to office staff, forward messages
Assist with reviewing maintenance requests and routing them to staff
Upload invoices to work orders on property management software
Update maintenance/office supply inventory as needed
File documents
Draft notices/emails to tenants
Respond to email inquiries for apartment info
Post/update Zillow ads, follow up on rental prospects
MONTHLY
update inventory (keys, maintenance/office supplies), update/print Rent Roll, post rent payments, draft/send default notices
Schedule pest control service as requested with vendor
Logs history of all utility accounts and contracts to review
Maintaining an elevator file and have a current certificate
Manages Purchase Orders.
Responsible for inventory log in all items purchased
Maintain logs of all appliances & a/c units, monthly filter change, yearly coil change, smoke detectors & extinguishers
Insurance Maintenance: Maintain insurance files ensuring all properties have a current property and casualty insurance policy
Maintaining a Health Insurance File
Property Tax Appraisal Management and Protests
Corporate Book, State and Federal Filing Maintenance
REQUIRED SKILLS
Good phone etiquette - must be able to work multi-line phone
Must be bilingual (English/Spanish)
Good organization and time management skills
Proficient in Google Docs, Sheets, Drive
Proficient in facebook, Trulia, Zillow
Proficient use of printer, scanner, copier
Must have reliable transportation and maintain car insurance
