Position Title: Property Manager - commercial properties
Location: Miami, FL
Employment Type: Full-Time
Overview:
We are seeking an experienced and highly motivated Property Manager to oversee the
operations of our mixed usel properties. The ideal candidate will be responsible for the overall
management and maintenance of the properties, ensuring a high level of tenant satisfaction,
and maximizing the value of the properties.
Key Responsibilities:
-Operational Management:
-Oversee daily operations of the commercial properties, ensuring diligent
management and optimal performance.
-Implement and enforce property policies and procedures to ensure compliance
with regulations and standards.
-Develop and manage budgets and control costs
-Negotiate and manage vendor contracts for maintenance, repairs, and other
services.
-Act as the primary point of contact for tenants, addressing and resolving inquiries
and concerns promptly and professionally.
-Conduct regular property inspections to ensure compliance with lease
agreements and maintain property standards.
-Coordinate tenant move-ins and move-outs, including processing applications,
lease agreements, and renewals.
-Coordinate construction work, develop budgets, manage construction work
*Work with tenants on build-outs of residential, office and retail spaces.
Maintenance and Repairs:
-Schedule and supervise routine maintenance, repairs, and improvements to
maintain the property's appearance and functionality.
-Ensure all maintenance requests are handled in a timely and efficient manner.
-Develop and implement preventive maintenance programs to reduce long-term
costs and enhance property value
-Maintain accurate and up-to-date leasing and occupancy records.
Team Management:
-Recruit, train, and supervise on-site staff, maintenance personnel, and
administrative staff.
-Foster a positive and productive work environment, encouraging teamwork and
professional development.
-Conduct regular performance evaluations and provide feedback to staff
members.
Construction Management:
-Oversee construction projects related to property improvements and renovations.
-Coordinate with contractors, architects, and engineers to ensure projects are completed
on time, within budget, and to specifications.
-Monitor the progress of construction activities and ensure compliance with safety and
building codes.
-Manage the budgeting and financial tracking of construction projects.
-Conduct inspections and quality control checks throughout the construction process.
Qualifications:
-Bachelor's degree in Business Administration, Real Estate, or a related field preferred.
-Minimum of 5 years of experience in property management, preferably in
multifamily/office properties.
-Proven track record of successfully managing and maintaining commercial properties.
-Knowledge and experience in construction management.
-Strong knowledge of property management software and Microsoft Office Suite.
-Excellent communication, organizational, and interpersonal skills.
-Ability to multitask and prioritize tasks in a fast-paced environment.
-Experience in managing construction projects and understanding construction
processes.
