The Team You Will Join:

Every successful project starts with a solid foundation. As such, Lifestyle Communities’ (LC) Construction team operates at the forefront of our commitment to creating participation-driven communities. You’ll join a talented team responsible for urban and suburban product types and quality offerings, including commercial, social, and residential spaces. 

Who You Are:

As the Sr. Project Manager, Charleston, you will be responsible for managing several aspects of the construction development process to build assigned multifamily projects in accordance with approved plans, budgets, and schedules for Lifestyle Communities. This role will support the Project Executive, Charleston with managing the oversight of communication and activities required to successfully complete the suburban construction project located in North Charleston, SC (Ingleside).

The Difference You Will Make:

  • Participate in the budget preparation for assigned multifamily, suburban projects and complete job cost analysis and monthly reporting to track actual job costs, variances as well ensuring cost controls and time sensitive work.
  • Support construction operations for suburban projects including estimating, procurement, and vertical development.
  • Lead and coordinate with cross-functional teams, including architects, engineers, contractors, and consultants.
  • Completes forecasting related to all aspects of construction development and maintains templates for monthly reporting. 
  • Provides regular detailed reporting for assigned projects. Inclusive of, but not limited to; resource allocation, project status, completion projections, any variances from contract documents and forecasting of future needs to reach project completion.
  • Directs decisions to adhere to project budgets. 
  • Ensures project quality control plan is in effect and followed.
  • Assists with hiring subcontractors and assists management with respect to contracting, scheduling, quality control, approving completed work and payments.
  • Participates in subcontractor evaluation, bid analysis review, and award recommendation.
  • Monitors and communicates project related issues, scope changes, variances and contingencies that may arise during the construction of the project to senior leadership. 
  • Ability to identify and facilitate executable solutions to the project challenges that arise.
  • Assists in preparing detailed estimates and creation of scopes of work to support budgets and complete the “buyout” of assigned projects. 
  • Develop and maintain exceptional contractor relationships on assigned projects to maintain standards as to budget, schedule, and quality. 
  • Coordinates plan approvals and permitting to adhere to project schedules. 
  • Coordinates product changes and enhancements as directed. 
  • Manages communication with field team members to ensure their awareness on product changes and schedule variances. 
  • Reviews and ensures that the field team members are adhering to safety policies and procedures. 
  • Works directly with the Development Team to ensure proper construction of approved projects and build plans. 
  • Completes other projects as directed and assigned.

What You’ll Bring:

  • Bachelor's degree in Construction Management, Engineering or Relevant Experience is required.
  • A minimum of ten (10) years of multifamily, suburban, residential, construction experience is required.
  • Aptitude to acquire general construction and legal knowledge with respect to multi-family and commercial building codes, materials, product specifications and costs.
  • Extensive experience in a senior leadership role within the construction industry, preferably operating in a General Contractor capacity with a track record of successfully managing large-scale, multifamily development projects, specifically working on townhomes, apartment buildings, and mixed-use developments.
  • Work requires strong knowledge of urban, residential, multifamily, and commercial building codes.
  • Ability to analyze performance indicators, financial statements, and industry reports while possessing strong financial acumen.
  • Understanding and capability to evaluate ways to cut costs while improving programs, performance, and policies.
  • Being comfortable working in a fast-paced environment, ensuring the project is always moving forward, with the ability to pivot quickly and successfully as the market and other factors dictate.
  • The ability to develop relationships and communicate with participants at all levels of the vertical and horizontal development phases, both inside and outside the organization. 
  • Excellent verbal and written skills, and proven negotiation skills.
  • Work requires strong knowledge of health and safety policies and procedures.
  • Familiarity with software tools and platforms commonly used in the construction industry such as GIS, CAD, ProCore, Excel, and other project management software.
  • Work requires strong leadership skills and the ability to mentor and extract the highest potential from supporting personnel and outside vendors and consultants.
