Project Manager-Land Development Summary:Works with The Director of Land Development with the support of the Land Construction Coordinator to successfully meet Department and Company goals and objectives. This role will ensure the successful construction of residential subdivisions. About 75% of the time, this position will oversee land development projects at the construction site(s) or in the field. Then, the remainder will be at our office in Sandy, UT to complete additional administrative work.
Responsibilities
  • Possess a thorough understanding of plans and standards to successfully build out community infrastructure including streets, open spaces, and parks.
  • Develop, assemble, and maintain bid schedules.
  • Coordinate resources to maintain schedule and turnover dates.
  • Update the Director of Land Development of schedule movement.
  • Coordinate vendor activities, lead times, and orders with trade partners to ensure the production flow.
  • Complete daily check-ins with trades for updates or needs.
  • Maintain daily log of contractor activities, weather, conversations, SWPPP, and BMP conditions.
  • Inspect and identify deficiencies in infrastructure and direct corrective actions for completeness and acceptance.
  • Supervise trades and jobsite(s) for OSHA and SWPPP compliance. As necessary, perform corrective measures and document actions via Safetypro.
  • Assist in processing invoices and billings for payment.
  • Manage lien waiver process.
  • Manage the bond process including bond reductions, acceptance by municipality into warranty, and final turn over of improvements to City.
  • Verify completion of finish lot purchases to ensure homesite meets Lennar’s development standards.
  • Observe existing infrastructure condition in areas of active homebuilding, identify damage and coordinate repairs internally.
  • Inspect HOA grounds for needs, maintenance, or deficiencies; coordinate with HOA management partners as needed.
  • Perform all other duties as assigned.
Qualifications
  • Seven (7) years of related experience in homebuilding preferred
  • High school diploma or GED required; Bachelor’s degree in a related field is a plus
  • Valid driver's license required
  • Related experience is a plus
  • Homebuilding experience is a plus
  • Excellent analytical and writing capabilities; Strong communication and interpersonal skills is critical
  • Ability to meet multiple deadlines and operate in a fast-paced environment
  • Strong problem-solving skills
  • Accept constructive feedback
  • Team player
  • Valid driver’s license required
  • Advanced PC skills, including use of Excel, Word, etc.
Physical Requirements:This is primarily located in the field which requires the ability to occasionally bend, stoop, reach, lift, move and carry materials and supplies weighing twenty-five (25) pounds or less. Finger dexterity is required to operate a computer keyboard and calculator. This position will require you to operate a motor vehicle.
