Leo Brown Group is Hiring a Real Estate Development Financial Analyst Near Indianapolis, IN

Overview: We are seeking a talented and motivated individual to join Leo Brown Group’s finance team as a Real Estate Development Financial Analyst. This role will support the CFO/ Managing Director in analyzing, modeling, and managing financial aspects related to real estate development projects. The ideal candidate will have a strong background in financial analysis, real estate finance, and a passion for contributing to the success of real estate development initiatives. Open to changing position to Associate or Senior Associate should the candidate have the appropriate experience.

About us: Founded in 2006, Leo Brown Group and its affiliates develop, construct, own and operate senior living communities, skilled nursing facilities and multi-family housing. We have executed over $1 billion of development projects since 2010.

Reporting To: CFO/Managing Director

Key Responsibilities:

  • Financial Analysis: Conduct thorough financial analysis and modeling to support various real estate development projects, such as senior living, skilled nursing, and multi-family housing. Evaluate project feasibility, profitability, and investment returns using detailed monthly cash flow projections, sensitivity analyses, and scenario modeling.
  • Financial Modeling: Develop and maintain advanced financial models to underwrite real estate development projects. This includes creating pro forma financial statements, cash flow forecasts, and analyzing investment returns (IRR and MOIC). Ensure the accuracy and reliability of financial projections by adjusting financial assumptions, including those for the investor waterfall.
  • Market Research: Assist in conducting market research and feasibility studies to assess demand, pricing trends, and competitive dynamics for potential real estate development opportunities. Analyze macroeconomic factors and market conditions to provide insights for investment decision-making.
  • Investor and Lender Marketing Materials: Create and update detailed investment offering memorandums for development projects, consolidating information from various teams and external sources. Develop compelling investment cases to attract potential investors and lenders.
  • Investor Reporting: Prepare investor presentations, reports, and updates to communicate project performance, financial results, and key metrics to stakeholders on a regular basis. Manage investor inquiries and maintain transparency by updating retail investors' personal, bank account, and tax information through the investor portal.
  • Property Financings: Participate in loan and private equity investment closing calls, reviewing loan agreements, operating agreements, and providing feedback on key business terms. Prepare due diligence data rooms for capital partners by gathering and reviewing information from development and construction teams. Promptly address requests from capital partners and appraisers. Collect and coordinate signatures and the closing with the title company.
  • Property Sales: Support due diligence requests and underwriting efforts when marketing stabilized assets for sale to private equity and public company REIT buyers. Coordinate with brokers, assisting in negotiating term sheets. Participate in closing calls and collaborate with lenders and investors to facilitate the return of capital.
  • Budgeting and Forecasting: Support the preparation of project budgets, forecasts, and financial plans for real estate development initiatives. Monitor project performance against budgeted targets and identify variances for analysis and corrective action.

Qualifications:

  • Bachelor's degree in finance, accounting, real estate, or a related field; advanced degree or professional certification (e.g., CFA, CPA) preferred.
  • 2-4 years of relevant experience in real estate finance, investment banking, private equity, transaction services /financial due diligence, public accounting, financial analysis, or a similar role. LIHTC experience a plus.
  • Strong proficiency in financial modeling, with advanced Excel skills and familiarity with real estate valuation techniques.
  • Knowledge of real estate development principles, including project finance, construction financing, and development economics.
  • Excellent analytical skills with the ability to interpret complex financial data and draw actionable insights.
  • Detail-oriented with a commitment to accuracy and quality in all deliverables.
  • Effective communication and interpersonal skills, with the ability to collaborate across teams and interact with senior management.
  • Ability to manage multiple priorities in a dynamic and fast-paced environment.
