Lessen recently acquired SMS Assist, an industry-leading facilities maintenance technology and delivery company. The new combined national footprint will serve more than 250,000 properties, facilitate approximately 2.5 million repair and maintenance orders, and complete nearly 20,000 renovation and turn projects per year. Lessen has quickly evolved from exciting startup to valued partner, delivering scalable and turnkey property services to our clients.
We are looking for a Project Supervisor to administer, organize, and manage construction projects, from simple activities to complex tracking and documenting projects. Project Supervisor responsibilities include working closely with our 3rd party vendor partners to prepare comprehensive action plans, including resources, timeframes, and budgets for projects. You will perform various coordinating tasks, managing 3rd party vendor partners, preparing documents for permits, etc., along with other administrative duties, like maintaining project documentation and handling financial queries. To succeed in this role, you should have excellent time management and communication skills, as you'll collaborate with clients, vendors and internal teams to deliver results on deadlines.
Ultimately, the Project Supervisor's duties are to ensure that all projects are completed on time, within budget and meet high quality standards.
What You'll Do:
    • Supervise and coordinate project management activities, resources, equipment (if needed) and information
    • Break projects into separate work orders and set timeframes
    • Assign vendors to work orders and manage their progress, reassigning as necessary based on performance and ability to adhere to timelines
    • Liaise with clients to identify and define requirements, scope, and objectives
    • Make sure that clients' needs are met as projects evolve and move forward
    • Help scope projects and prepare budgets
    • Analyze risks and opportunities
    • Oversee project procurement management
    • Monitor project progress and handle any issues that arise
    • Act as the point of contact and communicate project status to all participants
    • Performing quality control checks during the life of the project as well as a full quality control check at project completion
    • Organizing punch list and recall/warranty items for proper repair/completion - discussing charge backs with vendors for work not done up to standard
    • Tracking vendor capacity and assigning projects accordingly
    • Issue all appropriate legal paperwork (e.g., contracts and terms of agreement)
    • Create and maintain comprehensive project documentation, and reports
    • Assume any HOA responsibilities for projects
You Should Have:
    • High school diploma or equivalent
    • Strong working knowledge of Microsoft Office, excel, word etc.
    • An ability to prepare and interpret flowcharts, schedules, and step-by-step action plans
    • Solid organizational skills, including multitasking and time-management
    • Strong client-facing and teamwork skills
    • Familiarity with quality assurance control
    • Having the ability to manage construction projects from a desk
    • Must have good computer skills and be able to adapt to new software at any given time
    • 1-2 years of experience as a Project Coordinator, Project Supervisor or similar role
    • 1-2 years of experience in project management, from conception to delivery
    • PMP / PRINCE2 certification is a plus
