The Assistant Property Manager support the Property Manager in managing all aspects of a portfolio of commercial medical office buildings including leasing, operations, and financial processes. Ensures that all services are provided in compliance with policies, procedures, regulations, and contractual obligations. In absence of PM / Sr. PM, APM will provide office leadership or defer to Upper Management when needed.

ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Assist the Property Manager with administration of all Medical Office Building (MOB) tenant leases. -Per PM, where needed. This includes being able to fully abstract tenant leases accurately.
  • Create and maintain professional working relationship with building owner, tenants, office employees and
    • Interface with tenants, clients & service providers – Assist. AA when needed in this area.
  • Assist in monthly accruals and
    • Operating expense reconciliation, annual budget preparation, and annual capital budget preparation.
    • Assist PM in preparing and delivering timely, accurate monthly reports including executive summaries and monthly operating report for
  • Supports PM in coordinating minor construction projects & vendor projects including origination & processing of all CARs/ CERs. – this includes follow-up on all CAR/ CER invoices.
    • Obtain proposals for tenant improvement work and coordinate with tenants, contractors, and internal construction group to ensure satisfactory project completion.
  • Assist AA (if needed) in preparing vendor service and construction contracts and assist in acquiring certificates of
  • Reconcile tenant ledgers and / or
    • Preparation of tenant billing and collecting receivables.
    • Facilitate & track Billing Adjustments - TBAs (non-metered TBAs).
    • Initiate rent collection emails to 30 days delinquent tenants (coordinate with AA or PM after delinquent verifications).
    • Initiate 45-day default letters (if applicable for client)- collection of receivables.
  • With any Leasing/Transwestern request.

  • Performs periodic building or tenant visits to ensure satisfactory performance and that tenant concerns are being
  • Monthly monitoring of garage parking (walk through).
  • Read and perform client policies as needed.
OTHER DUTIES OR ASSISTANCE WHERE REQUIRED
  • In absence of PM / Sr. PM, APM will provide office leadership

    • Interact and maintain positive relations with vendors
    • Assist team in scheduling work
    • Save files in accordance with filing tree and naming conventions
Pay Range
$65,000—$70,000 USD
