The Senior Analyst, Real Estate Tax is responsible for assisting the Real Estate Tax team in all aspects of the property tax function for an assigned portfolio of properties, including appeal management, budget preparation, database maintenance, and various compliance responsibilities. They serve as an internal customer representative for property tax questions and requests, interface with third-party consultants, attorneys, and appraisers, and manage database applications for accounts payable and appeal tracking.

RESPONSIBILITIES:

Appeal Management

  • Help oversee property tax appeal management for an assigned portfolio of properties throughout the U.S., including working with third party service providers to ensure all properties are thoroughly reviewed and timely appealed and all filing related deadlines are met.
  • Perform property analyses as basis of comparison for third-party service provider appeal recommendations using various approaches to value as well as uniformity analyses.
  • Track, review, and process property tax refunds.
  • Review and process consultant invoices; maintain consultant invoice database.
  • Work with state and local officials to resolve ad hoc property tax matters.
  • Assist with research projects on topics including, but not limited to, jurisdiction tax policies, property re-parceling, and customer escalations.

Database Maintenance

  • Ensure assessment, appeal, and tax savings records are accurate, complete, and updated in internal database and appeal summaries on a timely basis.
  • Verify accuracy of tax information and provide additional research when necessary to ensure data integrity.
  • Assist with onboarding and offboarding of new properties to ensure all critical data is captured using transaction reports and closing materials.
  • Maintain accurate data in multiple database systems.
  • Provide tax bill review support as need to ensure all bills are processed timely and accurately.

Budgeting

  • Complete annual property tax budgets and re-forecasts for assigned portfolio of properties.
  • Update the budget and cash forecast file to ensure accuracy of all projections.
  • Assist with the preparation of budget and re-forecast reporting summaries.
  • Assist senior staff and the investments team with pre-acquisition property tax projections.

Compliance

  • Assist in personal property, abatement, and income and expense compliance administration.
  • Verify all mandatory forms are filed accurately and timely by outsourcing service providers.

Communication

  • Communicate with third-party service providers in various jurisdictions across the US., including distributing property/portfolio financial information, ensuring appeal and compliance deadlines are met, challenging appeal recommendations where appropriate, and obtaining guidance on budget assumptions.
  • Respond to internal teams’ property tax related questions and requests.
  • Assist with resolution of tax bill, assessment, and refund issues with internal team as well as local and state assessors, boards of review, and tax collectors.
  • Assist with various aspects of property tax function reporting.

QUALIFICATIONS:

  • Bachelors degree in Accounting, Business Administration, Finance, or related field
  • Minimum of 3-7 years’ experience in property tax consulting
  • Experience with property tax compliance, tax analysis and research
  • Database management experience
  • Knowledge of real estate tax operations
  • Strong organizational, multi-tasking, and follow up skills
  • Ability to work independently while also functioning as a team player
  • Detail-oriented and ability to communicate with internal and external customers on a professional level
  • Intermediate to advanced computer skills in Microsoft Office Suite
