SCOPE AND PURPOSE:

The Affordable Housing Compliance Coordinator is responsible under the direction of the Compliance Manager, to provide comprehensive, accurate coordination of all facets of affordable housing programs at designated sites in compliance with agency regulations, all company policies and procedures, and all applicable Fair Housing and Human Rights statutes.

Fulfills all tasks as described in the job description and is responsive to the Director of Compliance, and other executives and officers of Lisa Management.

DUTIES AND RESPONSIBILITIES:

The Affordable Housing Compliance Coordinator, under the direction of the Affordable Housing Compliance Manager, is responsible for:

1. Participates in all marketing and leasing functions Lisa Management to all affordable housing programs and applications, including remarketing assessments.

2. Facilitates the renewal and recertification process for all program participants.

3. Prepares all required and agency-required reports.

4. Ensures accuracy of recorded information about each affordable housing program.

5. Initiates new ideas, methods, systems Lisa Management to affordable housing processing.

TASKS:

The tasks, in the Affordable Housing Compliance Coordinator's area of responsibility include, but are not limited to, the following:

1. Participates in affordable housing, marketing and rent-up activities for new developments which includes, application lottery drawings, clerical tasks throughout the process, database management and application evaluation per program requirements.

2. Interviews applicants for affordable housing programs on behalf of different sites.

3. Manages application caseload which includes, assembling and reviewing information regarding each application and recommending next action steps, i.e. moving forward with the application or denying the application.

4. Maintenance of each file according to MGMT standards. Prepares files for regional, corporate, or agency reviews.

5. Applies the Low –Income-Housing Tax-Credit guidelines consistently and accurately with each application, as per Section 42 of the Internal Revenue Service Code and in compliance with Lisa Management’s policies and procedures.

6. Participates in the renewal and recertification processes of individual sites, including accurate and timely re-certifications of income and other eligibility requirements and the accurate, timely production of renewal leases.

7. Participates in the development and implementation of marketing guidelines.

8. Maintains inquiry lists for the designated sites in their portfolio according to established procedures.

9. Participates in the marketing process, as needed, including community contact research, mailings, and mail pickup at designated locations.

10. Accurate, comprehensive maintenance of manual logbook.

11. Establishes and maintains an accurate, comprehensive database/waiting list contingent on agency platforms.

12. Completes certification forms for in-house reviews and subsequent submissions for agency approvals.

13. Participates as needed in all areas of work Lisa Management to the rent-up process. This includes, but is not limited to clerical tasks, assisting other staff members with their applications, and processing appeals.

14. Maintains adequate number of pre-processed files for each designated site to ensure minimal vacancy time.

15. Maintains purge process at each designated site, recommends and conducts remarketing as appropriate.

16. Coordinates site lotteries during remarketing phases.

17. Completes all reporting to outside agencies including but not limited to Recertification Forms, Initial Certification Forms, Annual Owner Certifications, Monthly/Quarterly Vacancy Reports.

18. Completes all reporting within MGMT including but not limited to Recertification tracking, NAUR Tracking, Sec 504/Fair housing Tracking, Vacancy Reports and audit responses, as applicable.

19. Reviews applicant appeals.

20. Coordinates lease preparation and conducts lease presentation for new move ins.

21. Interacts with city housing agencies in the processing of Subsidies i.e. Section 8 voucher holders for affordable units within their designated portfolio of properties.

22. Special projects as assigned.

KNOWLEDGE AND SKILLS:

1. High School diploma or equivalent; college degree a plus.

2. Strong organizational and follow-up skills.

3. Excellent written, interpersonal and communication skills.

4. Ability to prioritize and handle multiple tasks.

5. Must be able to work independently and as part of a team of professionals.

6. Working knowledge of Microsoft Office.

7. In-service training of policies, procedures and principles required.

8. Ability to apply consistent framework to dissimilar information.

9. Ability to interpret information consistently and completely.

10. Bi-lingual in Spanish/English or Mandarin Chinese/English a plus.

11. Experience with Section 8 processing a plus.

WORKING CONDITIONS:

1. Position is subject to mandatory overtime; mandatory deadlines.

2. Regular travel to different building sites/locations

SALARY

$25 per hour

Job Type: Full-time
