The ideal candidate will be responsible for all operational and financial aspects of properties including budget control and maintenance requests. You will act as the property manager and supervise all relevant personnel.

Responsibilities:

• Work in-person at our Walnut Creek, CA office at least three days a week
• Establish and maintain a strong and positive relationship with all clients, tenants, and contractors
• Contract administration
• Tenant improvement and construction management
• Preparation of lease abstracts for new leases
• Oversee service contracts, track expirations and prepare bid packages when necessary
• Establish and maintain tenant leases and vendor files (including but not limited to contact lists, inventory lists, correspondence, etc.)
• Analyze and prepare monthly financial reports, including detailed executive summaries
• Submit monthly financials to the client by their due date
• Oversee delinquency reports and monthly collections of rent, requiring a substantial understanding of tenant ledgers and accounting procedures, both cash and accrual
• Create annual operating budgets and CAM reconciliation, requiring substantial knowledge of expense pools, CAM cap’s, base years, etc
• Complete regular inspections of the properties and recommend alterations and/or maintenance of the property and oversee work as necessary
• Respond to site emergencies and complete incident reports as needed, either onsite or by phone depending on the severity
• Supervise and track service requests and follow up as needed to ensure tenant satisfaction
• Review and approval of property invoices
• Other duties as assigned

Qualifications:

• 3 years of property management experience
• At least 1 year in a supervisory or management role
• Detail-oriented and strong communication skills
