LPMG is Hiring a Maintenance Supervisor Near Chattanooga, TN

Seeking a skilled Maintenance Supervisor to oversee the upkeep of Elements Chattanooga Apartment Homes, a 350 unit apartment community in Chattnooga, TN. The ideal professional will have expertise in property manangement, EPA and HVAC certs, CPO, carpentry, electrical and plumbing knowledge/expertise while being able to lead a team and oversee onsite projects.

MAINTENANCE SUPERVISOR (Chattnooga, TN)

A 350 unit (conventional) apartment community is seeking a Maintenance Supervisor (MS) with EXPERIENCE in apartment maintenance (REQUIRED).

In this role, it will be up to the MS to maintain a multi-family apartment community and ensure a safe, attractive living environment for residents, visitors, and staff. Since you will interact directly with residents, excellent customer service abilities are critical as is extensive, technical knowledge and experience.

Responsibilities include:

  • Routine Maintenance: Perform routine maintenance tasks, including HVAC system checks, filter replacements, light bulb replacements, plumbing / electrical repairs, to ensure the proper functioning of apartments and/or common areas.
  • Repair Work: Diagnose/repair electrical, plumbing, HVAC, and appliance issues in a timely/efficient manner. Address resident maintenance requests within 72 hours and prioritize tasks based on urgency.
  • Preventive Maintenance: Conduct preventive maintenance inspections to identify potential issues and mitigate maintenance problems.
  • Groundskeeping: Groundskeeping duties, such as landscaping, snow removal, trash removal, etc to maintain the cleanliness and curb appeal of the property.
  • Apartment Turnovers: Prepare vacant apartment units for new residents by completing trash-outs, light repairs, painting, cleaning as required.
  • On-Call/Emergency: Respond to emergency requests, such as leaks, floods, power outages, or other urgent issues, outside of regular business hours as needed.
  • Inventory Management: Maintain an organized inventory of maintenance supplies, tools, and equipment. Work with Community Director to order supplies.
  • Documentation and Reporting: Document maintenance activities, repairs, and inspections accurately/thoroughly. Submit maintenance reports, work orders, and documentation to ensure accountability.
  • Leadership: ability to lead a team of maintenance professionals and direct workflow daily.
  • Management: work closely with the leasing team on move-ins, move-outs, prospects, work orders, budget, estimates, etc.

Requirements:

  • Must be EPA 608 certified.
  • Must be HVAC certified.
  • Must be skilled in carpentry, plumbing and electrical.
  • CPO certification, preferred.
  • Must be a customer-service oriented self-starting professional who is able to create/maintain a positive team environment.
  • Must be able to direct, lead and oversee onsite staff, vendors and contractors (as needed).
  • Strong intitiative.
  • Good troubleshooter, knowledge of several different trades.
  • Professional appearance and behavior at all times.
  • Above average communication, time management, average computer skills, and customer service.
  • Must be able to manage a budget.
