LYND is Hiring a Regional Vice President Near San Antonio, TX

SummaryThe Regional Vice President position is a key leadership position for the Lynd platform that entails direct oversight of management operations and business development for their region. The position will be responsible for the P/L of the assigned Region. The job requires excellent interpersonal skills and high levels of communication, detailed analytical skills involving operating reports and rent rolls, market and sub-market data, and other financial information, along with assisting in the development of marketing strategies, property-level business plans, and physical property positioning.
Job Duties
  • Responsible for developing new multifamily businesses in the United States.
  • Lead a team of regional managers in the day-to-day management of real estate properties pursuant to the Lynd core values.
  • Bear responsibility for P/L for the region.
  • Create and maintain working relationships with owners, brokers, and principals in the Southeast teams.
  • Communicate property objectives and strategies to selected equity partners and management teams.
  • Provide analysis and advice as to the direction of markets and sub-markets in the region.
  • Attend a high number of market and informational conferences (MPF, NMHC, etc.).
  • Tour a high volume of potential investment properties (travel required).
  • Manage Third Party Consultants, Lenders, and Equity Partners throughout the closing process.
  • Other duties as assigned.
  • Represent the Lynd platform in the highest professional and ethical manner at all times.
ResponsibilitiesEnsure the Regional Managers:
  • Have the tools required to oversee the properties assigned to them.
  • Understand the performance requirements for each property.
  • Evaluate reporting and results, providing timely and accurate updates to clients.
  • Inspect what is expected of on-site management teams.
  • Understand, embrace, and adopt all Lynd initiatives, policies, and procedures.
  • Complete a Site Visit checklist during at least one property visit each quarter, in a different month than the PPR. Where a property isn’t performing, the checklist should be completed on the subsequent visit within 15 days.
  • Have clear guidelines for hiring, recruiting, and proper staffing of the properties.
  • Know where to go for help and support.
Ensure The Clients
  • Have a clear line of communication to RM for routine needs, and the RVP for serious issues.
  • Have reports of successes that occur at their properties.
  • Receive accurate and timely financials each month.
  • Have an accurate and true perception of property events, performance, staffing, vendor, and resident statuses.
Administrative Requirements
  • All emails must be handled within the same day, during normal business hours, if received before 4 pm.
  • The Do It, Dump It or Delegate It approach is acceptable, but emails from clients, internal departments at Lynd, Lynd leadership or other serious inquiries must be addressed by the RVP, even if just to say, “this has been passed to person X for handling.”
  • The RVP must visit troubled assets immediately upon recognition of performance issues.
  • The RVP must engage with all corporate department leaders in a collaborative fashion to ensure there is cohesiveness between them and Operations.
  • The RVP is to serve as an evangelist for the Lynd Mission, company initiatives, and improvement efforts. This means taking any RM or PM challenges off-line, out of public visibility to learn and share with the employee – with the end result being a united front between the RVP and the corporate leadership.
  • The RVP is to serve as the positive face of encouragement for the Regional Managers and Operations teams, bringing any disagreements to the appropriate parties, to avoid a culture of negativity.
  • Ensure the teams are using all required technologies in accordance with policy.
  • The RVP must review financials, at a high level for all properties, using summary reports, and for the worst performing properties, complete a full review requiring the RM to investigate and report back causes of issues, solutions, and final improved performance.
  • The RVP must review all budgets and provide written feedback to RMs during the budget creation process in the Fall.
Education And Experience
  • Bachelor’s Degree in Business Administration, Finance, Real Estate or equivalent work experience
  • 15 years’ experience in property management with significant marketing or managerial responsibility.
  • Experience with managing LIHTC and Bond properties is a must.
  • Strong asset management analysis of LIHTC property performance using Excel required.
  • CPM, RPA or CSM designation (or in progress).
  • Excellent oral/written communication skills.
  • Proven record of providing excellent internal and external customer service.
  • Must be willing to travel.
