Our client is one of the leading commercial real estate firms in the Dallas/Fort Worth market with an award-winning culture and reputation for exceptional service.

POSITION

Our client is seeking an individual that has experience in commercial facility management to assist with the Facility Management Team with one of their corporate campuses with just under 1 million SqFt, located in Midland, Texas.

The Facilities Manager is responsible for developing, directing and implementing programs to maximize the utilization of building facility assets, particularly infrastructure systems. They will serve as the individual who oversees day to day operational activities and reports directly to the Managing Senior Vice President, as well as, have direct client interface with the Facilities Account Executive on all aspects of engineering, maintenance, repair, fire and life safety, and environmental and energy management for the facilities. The Facilities Manager directs the onsite staff, engineering of infrastructure system and capital projects, prepares scopes of work and participates in service agreement negotiations, develops life cycle costing analysis, preventive maintenance programs and energy management programs. The position is directly responsible for all local, state and federal law, code and standards compliance.

RESPONSIBILITIES

Professionally represent the company while adhering to the terms and conditions of the management agreement.

Direct the activities of the staff in the performance of building facilities infrastructure systems associated with the physical plant and maintenance programs.

Direct the activities associated with customer service requests associated with facilities infrastructure systems.

Oversee and direct recommended preventive and predictive maintenance programs for all building systems including fire and life safety.

Direct the efforts to prepare life cycle costing analysis and provide recommendations for buy/lease decisions on infrastructure systems; prepare cost estimates for technical equipment projects.

Direct the development of technical specification packages for equipment and service selection; participate in contract negotiations, monitor OEM warranty and other service performance.

Provide recommendations regarding state-of-the-art system monitoring programs/software/technology designed to integrate facility operations performance.

Direct the development of management information reports regarding building systems efficiency and utilization.

Develop and maintain a program to ensure facility compliance with all federal, state and local codes and building standards.

Develop an energy management program to afford maximum cost savings in a 7X24 driven environment.

Monitor and review new materials, technology, techniques, scheduling and costs associated with facility infrastructure management.

Develop and maintain building inventory and infrastructure system audit; prepare recommendations for annual capital budget for building infrastructure systems.

Ensure appropriate staff availability and directly oversee projects after hours or on weekends as necessary.

Prepare and present annual operating budgets, and as required forward looking projections on capital and major project expenditures

Supervisory Responsibility:

Directly supervise managers and supervisors with a total staff.

Carry out supervisory responsibilities in accordance with the organization’s policies and applicable regulations including planning, assigning, directing and reviewing work; appraising performance, rewarding and disciplining staff; addressing complaints and resolving problems.

Regularly meet with the Facilities Account Executive and others as part of the senior management team.

QUALIFICATIONS

Education:

Bachelor's degree in Business Management, Finance, Accounting, Mechanical or Electrical Engineering or a Human Resource Management related discipline.

State Real Estate license required.

Membership in professional associations such as IFMA, BOMA, ASHRAE, NFPA, APWA, APPA, ASTM, AFE, ASIS, AIPE a plus

Experience:

At least 3 years (continuous in one operation) and up to 5 years of recent property management experience, comparable with the property under consideration in terms of commercial/retail, ownership, , square footage, etc.

Knowledge of and experience in facilities management in which the facilities organization operates in a demanding customer service environment is required.

Demonstrated experience with the development and analysis of technical schematic diagrams.

Ability and demonstrated experience with life cycle costing and equipment trends/performance analysis.

Ability and demonstrated experience with the preparation of capitol and annual facility infrastructure budgets.

Demonstrated experience with integrated equipment system monitoring systems and software.

Ability and demonstrated experience with energy management programs.

Ability and demonstrated experience with life safety programs.

Ability and demonstrated experience with environmental programs.

Demonstrated experience in providing engineering services in a 7X24 environment requiring

Uninterrupted infrastructure system’s performance at all times.

Demonstrated experience managing and supervising an engineering staff and external providers.

Technical Skills:

Must have intermediate to advanced Microsoft Word, and Excel proficiencies.

Microsoft Outlook, Impact, Accounting Software such as MRI or Yardi proficiency preferred.

Demonstrated ability to develop and implement programs to ensure facility compliance with OSHA, ADA, NFP and other regulatory standards.

Ability to write routine reports and correspondence.

Ability to read and interpret documents such as bid and specification packages, contracts and proposals.

Working knowledge of CMMS systems and facility conditions assessment systems.

Personal Skills:

Ability to keep information strictly confidential.

Strong leadership skills and desire to succeed in an entrepreneurial environment.

Must be able to handle multiple projects, changing priorities and a continually heavy workload.

Demonstrated ability to negotiate contracts for equipment and service.

Demonstrated capability with project management.

Excellent ability to make presentations and speak effectively before groups of customers and employees.

Ability to work within a matrix team environment.

A team player that works well with other to help complete tasks

Excellent organizational and management skills; and customer service orientation.
