MAA is Hiring a Vice President of Construction Near Dallas, TX

The Vice President of Construction reports to the Executive Vice President of Construction and is responsible for managing construction planning and processes in an assigned area. The successful candidate will embody and work to reinforce MAA’s Core Values. Those values include:

Duties and Responsibilities

  • Provides functional direction over areas of responsibility including project schedules, cost control, dispute resolution, contract administration and quality control.
  • Prepares project costs to complete projections, schedules and monitors expenditures, analyzes variances and initiates corrective action.
  • Works with development managers to ensure coordination of related company departments, including investment, property management, accounting, landscaping and other in-house functions.
  • Manages project consultants and company support staff to ensure timely completion of quality construction documents, project permitting and construction starts.
  • Manages and maintains compliance of the general contract.
  • Oversees and participates collaboratively in negotiations for all contracts with general contractors Applies working knowledge of local permitting and approval processes and works with local building officials to obtain permits, approvals and final acceptance.
  • Facilitates and documents regular company in-house project review meetings with senior and executive management and other stakeholders as required. Reviews and approves monthly pay applications.
  • Makes decisions regarding the job use of major equipment.
  • Manage construction and development cost budgets, including detailed analysis, revisions and sensitivities. Make recommendations regarding cost analysis.
  • Reviews all plans/specifications for completeness and constructability prior to bid out and contract administration.
  • Facilitates the purchase and contract administration of all items needed to develop and construct assigned communities.
  • Manages construction schedules on a weekly basis, applies understand interrelationships of scheduled activities and to work with general contractor to develop corrective action and/or make-up schedules.
  • Leads, schedules, and documents regular owner, architect, and contractors’ construction meetings.
  • Coordinates job walk/quality assurance schedules and conducts initial and final job walks.
  • Conducts regular project walk-throughs throughout the construction process to ensure company's quality standards are achieved.
  • Coordinates project completion and turnover assessment to ensure company's quality standards are achieved. Performs other related duties as assigned to meet the needs of the business.

Required Qualifications

  • Bachelor's degree required, preferably in building construction, engineering or architecture
  • 7 years of construction project management experience as an owner/developer or contractor on similar projects/products required, including direct construction/field experience
  • Experience with both mid-rise "stick-framed" and high-rise construction required
  • Technical experience with waterproofing, acoustical, MEP and general construction details for multifamily residential projects required
  • Ability to read and understand blueprints, shop drawings and specifications required

Preferred Qualifications

  • Working knowledge of general real estate underwriting principals preferred
  • Experience with Yardi and/or Procore project management software applications preferred

Knowledge, Skills, and Abilities

  • Advanced knowledge of building construction, engineering and/or architecture principles and practices
  • Construction project management knowledge and skills to plan, budget, schedule and execute multifamily residential projects
  • Knowledge of contractual terminology and conditions and corresponding negotiation skills
  • Knowledge of construction codes, permit and approval processes
  • Technical knowledge of waterproofing, acoustical and general construction materials and systems
  • Knowledge of real estate underwriting principles
  • Leadership and supervisory skills to manage the staffing for all construction projects
  • Skill and ability to clearly and concisely communicate verbally and in writing, including executive presence and presentations
  • Skill in applying critical thinking, analysis and problem-solving methods
  • Computer skills with Microsoft Office (Outlook, Word, Excel, PowerPoint), Yardi, and Procure project management software applications
  • Ability to maintain confidentiality and maintain appropriate discretion

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
