Maintenance Director
Autumn Leaves is looking for a Maintenance Director who likes put residents needs front and center.
Has an understanding of and working experience with a wide range of areas as they relate to the maintenance of an institutional building. "Handyman" or general contractor experience necessary. Must be able to maintain and/or repair building, grounds, equipment, etc.
JOB SUMMARY:
Maintains facility heating, cooling, water, and electrical systems. Maintains and/or repairs facility and resident equipment. Aware of and assists all staff to adhere to fire safety and disaster codes. Manages maintenance department overall including housekeeping and laundry. Maintains knowledge of state and federal regulations.
DUTIES:
- Develops and updates policies and procedures for the Maintenance Department according to Federal and State regulations.
- Maintains inside and exterior of facility
- Keeps sidewalks, driveways, and all entrances and exits free from refuse, ice, snow, and other obstructions.
- Ensures that water temperatures are kept within legal limits.
- Maintains safety checks on facility owned equipment.
- Responds to staff communication about maintenance needs on a timely basis.
- Oversees preventative maintenance program including all scheduled maintenance checks.
- Maintains current knowledge of fire, safety, and disaster codes.
- Oversees disposal of garbage and other waste in a neat, sanitary, and legal manner.
- Observes "Right To Know" information (Material Safety Data Sheets - MSDS).
- Utilizes and makes accessible to other staff personal protective equipment (PPE).
- Recognizes potential safety hazards and works with staff to correct problems promptly.
- Participates in the recruitment and hiring of all maintenance staff. Assists in the development and review of job descriptions for Maintenance Department.
- Participates as part of "on call" schedule when maintenance staff is not on duty and keeps other departments appraised of on call schedule.
- Works within budget for maintenance department.
- Active in Quality Assurance as directed by the Administrator.
- Active in development, revision, and review of department policies and procedures.
- Manages budget for maintenance, housekeeping and laundry department.
Range from $50,000 to $70,000
