Mark IV Capital is Hiring a Vice President of Development Near Reno, NV

Mark IV Capital is a privately held, growth-oriented real estate development and investment company headquartered in Newport Beach, CA with a focus on acquiring, developing, owning, and operating commercial real estate assets. The company is seeking a Vice President of Development to oversee the planning, underwriting and execution of the horizontal and vertical development projects in the Northern Nevada region, which will primarily focus on the company’s Victory Logistics District, a 4,300-acre master planned industrial development project in Fernley, Nevada. This position will report to the Senior Vice President for the region and will work closely with other Vice Presidents and Analysts related to the master planning, parcelization, creation of easements, and the planning and construction of infrastructure. This role will manage a Development Manager.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

  • Collaborate with Senior Vice President on the development and execution of regional strategy.
  • Oversee and direct development projects from conception to completion, including construction of new buildings, infrastructure, capital expenditure projects and tenant improvements.
  • Evaluate, select and manage architects, engineers, contractors and other consultants required for the project.
  • Manage budgets and construction schedules to ensure all projects are completed on-time and on-budget.
  • Interface with the accounting department to manage all accounting aspects related to the region’s development projects.
  • Collaborate in the leasing process including interfacing with brokers, evaluating credit worthiness of prospective tenants, and negotiating proposals and leases.
  • Collaborate with CFO to source and close property-level financing.
  • Develop and maintain active relationships with real estate brokers and other third parties.
  • Collaborate with the regional team to create and present annual budgets.
  • Provide regular reports and updates to the Senior Vice President.
  • All other duties as assigned by Management.

Education / Experience

  • Bachelor’s degree preferably in business, finance, economics, or similar. Master’s degree preferred, with an emphasis in architecture, development, urban planning, business, finance, economics, or accounting.
  • Minimum 8 years of commercial real estate experience, specifically industrial.
  • Relevant leadership experience in commercial real estate.
  • Proficient knowledge of Microsoft Office Suite 365.

Other Skills / Abilities

  • Advanced knowledge of construction cost estimates, contracts, contract bidding, construction management, construction means, methods and quality standards.
  • Excellent understanding of development valuation modeling.
  • Experienced in drafting and negotiating construction contracts, building leases, ground leases, purchase and sale agreements and other legal documents.
  • Excellent leadership skills.
  • Excellent time and project management skills; capable of managing multiple complex projects simultaneously.
  • High level of integrity, professionalism, and a strong work ethic.
  • Detail-oriented and organized, with a commitment to accuracy and quality in all work.
  • Effective verbal and written communication skills with the ability to present information clearly and concisely.
  • Strong analytical and problem-solving skills, with the ability to think critically and make informed recommendations.
  • Strong interpersonal skills.
  • Excellent organizational and time management skills; ability to properly prioritize workload.
  • A true team player and leader with a company-oriented attitude.
  • Must be able to meet deadlines.
  • Competent in conflict and crisis management.
