The Health Sciences Campus Manager performs skilled technical work and provides day to day supervision over assigned personnel. Assists in the design and implementation of preventive maintenance plans, and the deferred maintenance schedule for assigned buildings. Troubleshoots problems using hand, power tools, precision measuring, and testing devices to make adjustments or repairs in accordance to work orders or verbal instructions. CertificationsValid driver’s license.License in at least one of the maintenance trades obtained and retained from the State of West Virginia.Universal EPA CertificationGeneral Duties:Directs the activities of all assigned maintenance personnel.Supervises and performs skilled mechanical maintenance work in the installation, operation, maintenance, modification, service and repair of electrical, heating, ventilation and air conditioning, plumbing and refrigeration control systems by inspecting and testing elements of those systems to locate and diagnose faults and malfunctions, troubleshooting problems, and making adjustments and/or performing required repairs.Oversees contractor work and mediates activities between contractors and building tenants.Plans and organizes installation and removal of equipment.Develops and submits detailed requisitions for materials, supplies, parts, tools, and equipment.Maintains the required tools and equipment needed for maintenance activity to aid in timely diagnoses of system of component problems.Operates power tools, hand tools, air compressors, jackhammers, backhoes, ditch witch, man lifts, cutting tools, and other tools used in building maintenance.Performs plumbing work by repairing existing plumbing and pipe lines, replacing washers in valves, installing plumbing fixtures, such as sinks, toilets, water heaters, and connects them to outlet and inlet pipes by fitting with gaskets, couplings, traps, valves, and soldering connections to seal joints Also clears clogged drains and stopped-up toilets, etc.Maintains and repairs food service equipment.Performs electrical work by replacing faulty switches, sockets, plugs, fuses, breakers, and other elements of electrical systems, fixtures, and equipment, installs new conduit, wiring, and electrical machinery, inspects and tests electrical lighting, power circuits, and equipment, and maintains and repairs existing electrical wiring, equipment.Performs heating, ventilation and air conditioning (HVAC) work in the installation, operation, maintenance, modification, service and repair of high and low pressure refrigerant systems, by inspecting and testing those systems to locate and diagnose faults and malfunctions, performing required repairs through replacement of inoperative parts or adjustment of HVAC controls.Performs basic carpentry work repair doors, window frames, floors, walls, ceilings, partitions, and office furniture.
