Title: Maintenance Supervisor

Department: Maintenance

Hours: 40 hours per week (flexible to meet program needs which may include mandatory overtime, evenings, weekends or holidays; on call as needed.

Supervisor: Director of Programs/Facilities Manager

Job Summary:

This position is integral to maintaining the highest, safest facilities standards to provide the best services for all clients, residents and staff. The Maintenance Supervisor oversees the hiring, training, and scheduling of housekeeping and maintenance team. This position also works closely with inventory, outside vendors, purchasing of equipment, services, and products. The Maintenance Supervisor ensures all forms, permits and required licensing is current and supported. This position reports all relevant data to the Director of Programs and the Facilities Manager as needed for bidding, potential grants and funding and accounting. This position maintains a professional and current relationship with all relevant vendors and suppliers. Must be able to respond to off-site maintenance calls.

Essential Functions:

· Responsible for smooth functioning and organized operation of all facilities in compliance with OSHA and other regulatory agency standards and licensing.

· Supervises and schedules routine maintenance and repair projects throughout the facility.

· Must keep accurate records and maintains good accounting of all purchased materials.

· Maintain schedules of the entire building and all equipment, including all kitchen appliances, walk-in freezer, and ice machine, dish machine, plumbing, gas, HVAC including electrical equipment.

· Hires trains, evaluates, and builds a team of 5 to 10 staff integrating skill sets and using approved evaluation models.

· Is an integral part of the management team, as such maintains confidentiality with staff and clients as well as carries out the team’s mission in accordance and with the support of the management team

· Monitor, evaluate, and create written performance appraisals of staff.

· Ability to make manage multiple departments and maintain records, schedules.

· Follow all company, safety and security policies and procedures; report maintenance problems, safety hazards, accidents, or injuries; and complete safety training and certifications.

· Ensure uniform and personal appearance are clean and professional, must maintain confidentiality of proprietary information, and protect company assets.

· Speaks with others using clear and professional language. Maintain professional demeanor and keep clear and confidential boundaries with all staff.

· Develop and maintain positive working relationships with others and listen and respond appropriately to the concerns of other employees.

· Ensure adherence to quality expectations and standards.

· Reach overhead and below the knees, including bending, twisting, pulling, and stooping.

· Visually inspect tools, equipment, or machines.

· Provide service, repair, installation, and propose replacement of plumbing components, accessories, and equipment.

  • Performs repairs and installations with the related piping to meet or exceed the manufacturer’s recommendations, local codes, and management expectation.

· HVAC diagnosing maintenance problems on equipment, conducting warranty services and quickly performing emergency repairs on certain equipment item. Removing old systems, installing new systems, performing routine maintenance and meeting local HVAC codes

  • Must have excellent mechanical and electrical troubleshooting skills and the ability to read and understand plans, blueprints, and technical diagrams.

· Install and repair electrical systems and fixtures

  • Install various types of devices, fixtures and upgrades.
  • Troubleshoot facilities electrical systems.
  • Perform routine installations, upgrades and service on facilities electrical systems.
  • Installation of computer hardware, phone lines, and security systems.

· Perform other reasonably related business duties as assigned by Director of Programs and the Facilities Manager, immediate supervisor and other management as required. · Must be computer literate with a proficient working knowledge of programs, such as Word, and Excel along with other software which is used to carry out daily duties.

Qualifications:

Minimum Education and Experience: High School diploma or equivalent or technical or vocational training and at least three (3) years in a management position supervising and participating in facilities maintenance.

Skills:

· Ability to repair and troubleshoot problems with electrical, plumbing, appliances, and HVAC air conditioning - refrigeration, and mechanical systems operations and repairs.

· Ability to work effectively with volunteers, clients, residents and staff.

· Thorough understanding of the organization’s Vision, Mission and Priorities.

· Highly developed interpersonal skills and highly effective in working objectively with a diverse group of people.

· Team player willing to accept and promote organizational goals and function with minimal supervision.

· Ability to make decisions based on experience, which reflect consistency with organization philosophy, policies and procedures.

· Purchasing and negotiating best practices and prices for the organization

· Timely reporting and submission of invoices and external reports.

· In-depth knowledge of HVAC equipment, materials, codes, and industry standards. Considerable knowledge of OSHA, EPA, ADA, CFC and NFPA and the ability to perform training to staff.

· Works on call as needed with all departments.

  • Provides onsite plumbing system diagnostics based upon the initial request and upon a full inspection of the property’s plumbing system.

Language Skills: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports, correspondence and memos. Ability to speak effectively before groups of customers or employees of the organization.

Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to perform these operations using units of American money and weight measurement, volume and distance. Ability to calculate figures and amounts such as discounts, proportions, percentages, area, circumference and volume.

Reasoning Ability:

Ability to apply principles of rational systems to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral diagrammatic, or schedule form.

While performing the duties of this job, the employee is frequently required to stand, walk, climb, stoop, kneel, crouch or crawl. The employee must occasionally lift and/or move up to 45 pounds without assistance and may also push and pull objects weighing 100 pounds or more. Specific vision abilities required by the job include ability to adjust focus.
