Hiring -- Development Project Manager or Senior Development Project Manager

The responsibilities include, but are not limited to:

· Conduct acquisition due diligence including site encumbrances, zoning and bulk analysis, and preliminary financial modeling and feasibility.

· Lead community engagement by identifying key local and political stakeholders, and preparing and delivering meeting presentations to community groups, elected officials and planning and zoning boards.

· Conduct residential and commercial market research and identify and conduct outreach to potential commercial and/or community facility tenants.

· Draft and manage a realistic development schedule from site control through design and entitlements to construction finance closing.

· Manage a team of consultants, designers, and attorneys to advance development process toward construction start, this includes negotiating consultant contracts, managing budget and coordinating payment with the Development Finance Manager.

· Collaborate with applicable members of the project team to prepare timely submission of financing applications and due diligence items to debt and equity partners and relevant government agencies.

· Manage all aspects of project proforma to ensure development budget reflects actuals and projections.

· Ensure that colleagues on the development team are completing their project-related tasks in a timely manner, according to the project timeline.

· Assist Director of Affordable Development in managing the construction loan closing process, this may include leading closing calls with multiple parties, ensuring timely submission of required closing materials, review of all financials and closing agreements for accuracy, and soliciting bids and reviewing third party reports.

· Coordinate with Development Operations Associate during construction period to ensure budget is being met and project is on schedule, troubleshoot and problem solve as necessary.

· Coordinate with Development Finance Manager, managing agent and external partners during lease-up and conversion process to ensure timely stabilization.

· Engender trust and respect of partners (both for-profit and nonprofit), L.P.’s, consultants, and third-party professionals to create responsive and effective partnerships.

· Track development site RFPs issued by public and private landowners and work with relevant project team to create competitive proposals.

· Work with Development Principal and Director of Affordable Development to formulate strategy for each project, make recommendations on future project pursuits.

Required skills:

- Excellent written and communication skills

- Proficiency in Microsoft Office suite, such as but not limited to: Word, Excel, PowerPoint

- Ability to use SketchUp, InDesign and/or AutoCAD software is a plus

- The ability to work independently as well as part of a team

- Strong negotiating and internal/external collaboration skills as well as sound political judgement

Education & Experience:

- BA or BS required, 3-5 years of multifamily real estate finance and/or development experience along with knowledge of development best practices. Graduate level education may be suitable replacement for professional experience

- Specific experience with affordable housing programs and project management execution preferred

- Demonstrated ability to create and execute successful projects completed on or ahead of schedule, on budget, with high quality and significant community impact

Job type: Full-time

Location: Astoria, Queens, with intermittent travel to project sites.
