JOB SUMMARY: This position reports to the Property Supervisor and is responsible for the smooth and efficient, day to day operations of the complex, including but not limited to rental activities, reporting, and vendor supervision.
ESSENTIAL JOB FUNCTIONS INCLUDE BUT ARE NOT LIMITED TO:
1. JOB FUNCTIONS PERFORMED DAILY (ROUTINE): showing vacant units, screening prospective residents through Rent Manager, walking grounds, checking vacant apartments, personnel supervision, enforcing rental agreements, monitor advertising, tenant, and vendor relations.
2. JOB FUNCTIONS PERFORMED PERIODICALLY: Negotiate contracts for goods and services following company policy, request for supplies as needed, serve legal notices, monitor and collect balance due owner accounts, attend community events (e.g. Rental Property Association meetings), weekly reporting of vacancy, conduct quarterly safety inspections, and conduct quarterly market surveys.
3. JOB FUNCTIONS PERFORMED OCCASIONALLY: participate in annual budgeting, update property emergency procedures, and special projects as assigned.
Other duties from time to time as assigned by immediate supervisor. Management retains the discretion to add to or change the duties of the position at any time.
QUALIFICATIONS
KNOWLEDGE/EXPERIENCE/OTHER REQUIREMENTS
1. Minimum of 2-3 years apartment management or related management experience.
2. Strong leadership capabilities and ability to put together and direct a working team.
3. Basic accounting procedures including coding invoices and reviewing vendor pricing/estimates.
4. Knowledge in Outlook, Word, and Excel.
5. Knowledge of property maintenance procedures.
6. Personnel supervision and training skills.
7. Salesmanship and excellent public relations skills.
8. Current California Drivers License and proof of automobile liability insurance.
9. Dependable.
