The MDLDC is a Colorado Non-profit Corporation. We were established in 1978 to serve urban neighborhoods in the Denver metropolitan area. Our mission is to foster business revitalization and neighborhood preservation in transitional neighborhoods that have the potential for rejuvenation. We accomplish this by providing planning and management services to business interest groups and by working closely with adjacent neighborhoods and local government agencies. We have been serving Denver neighborhood business interests, with small business management and economic development expertise, for over 30 years.
The MDLDC was formed by concerned business property owners, merchant and neighborhood activists that wanted to change the status quo. The goal was to provide a mechanism to improve the business environment through beautification and management of the day to day maintenance of streetscape improvements and create a sense of place. The objective was to combat and reverse the detrimental effects of deteriorating business areas and their impact on adjacent neighborhood
Superintendent Job Description
Superintendent will supervise the day to day activities of the District Crew on weekdays, and occasionally on Saturdays and Sundays, prioritize all of the crew’s daily work requirements, coordinating and overseeing various projects, defining assignments, ensuring stock and supplies are sufficient to meet the needs of the MDLDC, providing reports, maintaining organization and workflow and ensuring efficiency of the crew. Superintendent will be working foreman leading and sharing in crew activities. Superintendent is responsible for the overall look and character of the entire district and to enforce that all crew members are following employee handbook policy. Responsibilities will be to ensure that all maintenance and repair matters concerning the District are properly staffed and supplied. Specifically, the foreman will direct the following operations.
Prioritize all of the crew’s daily work requirements and determine work procedures, prepare work schedules/logs, and expedite workflow (including weekends). Prepare weekly task list at field office.
Coordinate and oversee various light scale construction projects, repair and rebuilding projects such as asphalt, cold patching, steel railing repair, bike rack installation, head wall/fence construction, irrigation repair and/or installation, pipe installation and extension, curb repair and installation, grading, sink hole stabilization, tree/brush/grass trimming/removal, debris recycling and trash/debris removal.
Define all assignments to crew members and provide oversight/instruction when needed.
Assign all work to specific crew members based on skill and experience.
Maintain stocks of supplies and equipment–notify Management when stock is low.
Provide the office with reports of activities over the weekend
Maintain inventory and systematic checks on all automated irrigation controls in order to catch any malfunctions
Recommend any operational improvements
Recommend any disciplinary actions based on necessity to Management
File employee warning “write up” notification to any individual when warranted. After presenting “write up” a follow up meeting with Management will be schedule.
Operate Company Truck
Must have valid Drivers License.
Must be computer literate. (i.e. Word, Excel, Gmail, etc.)

Streetscape Maintenance Services:
Labor for all street sweeping, blowing, and trash Systematic inventory of grates, bollards, street furniture and removal trash receptacles
Systematic graffiti and sticker removal Treating of ant hills on sidewalks
Scheduled leaf vacuuming and removal Weed control and unwanted plant/grass removal in planters
Snow removal from handicap ramps and and sidewalks crosswalks Removal of unwanted grasses and weeds between

Monitoring of troublesome /identified problem Arrange replacement of meter covers, weep hole and areas (“hotspots”) electrical box covers
Scheduled Streetscape furniture maintenance, Trash removal of all windblown debris in common areas replacement, painting Maintain walkways, sidewalks, fence areas, curbs and
Monitor, maintain and clean planters, trash ROW lawnscapes receptacles and tree wells Light pole and railing maintenance
Scheduling and procurement of all necessary district materials and supplies
Landscape Maintenance Services:
Routine lawn care in public ROW Labor to transport and deliver trees and plant material
Scheduled mowing of lawn areas Truck and trailer provided by MDLDC
Weed control and repair of damaged lawn areas Labor to assist with spring activation of irrigation systems
Monitor/maintain irrigation systems, backflow Labor to assist with winterization of irrigation valves, and water meters systems/backflow valves
Scheduled watering of planters, trees, and lawn Minor tree trunk protection* areas Weed and minor insect control
Minor pruning of low tree branches Minor wasp nest and flying insect removal
Scheduling, pricing, and selection for replacing Selection and procurement of plant material and trees trees seasonally
