121 Unit Cooperative located in East Flatbush Brooklyn seeks full-time, hands on, live in, working Superintendent. Union position, local 670. Applicant must have a minimum 5 years of experience and must possess strong organizational, administrative, communication and computer skills, as well as hands-on knowledge and understanding of all building systems including maintenance and repair of plumbing, heating, and electrical systems. Team leadership skills are a must for the management of a 4 person staff.
Successful candidate will be responsible for overseeing work, reviewing and streamlining current systems in place, creating and maintaining an inventory supply system, as well as prepare weekly and monthly reports for the Manager and Board of Directors.
Responsibilities will also include overseeing the completion of work tickets, as well as monitoring outside contractor work. Inspections of the physical condition of the property are required, as well as coordinating move-out/move-in inspections and contractor compliance.
Computer/Email literacy are required, as well as a sprinkler and boiler license. Competitive salary and benefits, 1-bedroom apartment, indoor parking included.
1. Supervise staff for performance, attendance, day to day schedules and appearance. When necessary, recommend to the Manager any employee for disciplinary action.
2. Submit to Manager requisitions for all materials, supplies and equipment needed
3. Coordinates the orderly completion of tenant service requests. Maintain a history of work performed in apartments and common areas.
4. Post-and/or distributes general notices (e.g., temporary interruption of services such as not hot water, elevator outages, etc.)
5. Monitor emergency situations
6. Coordinate inspection of move-ins, and move-outs.
7. Regular inspections of the physical conditions of the property including lobby, corridors, stairwells, roofs, basement, laundry rooms, boiler room, storage and pump rooms, outside grounds and sidewalk areas etc.
8. Prepare weekly payrolls and submit to the Manager.
9. Set up and maintain preventive maintenance schedules to make certain that mechanical equipment (roof fans, pumps, air conditioning, etc.) is operating properly in order to avoid unnecessary costly repairs.
10. Be familiar with various contractor and/or vendor agreements, such as elevator maintenance, laundry room equipment maintenance, hot water burner maintenance, exterminating, painting, etc. Monitor the contractors' performance.
11. Strong troubleshooting skills a must.
