ESSENTIAL FUNCTIONS:

• Establishes facility preventive maintenance procedures for all MetroLink facilities, including inspection cycles, repair and/or replacement schedules, and routine cleaning activities.
• Conducts and/or oversees preventive maintenance procedures on facilities.
• Inspects facilities on routine basis to identify facility maintenance and/or improvement needs.
• Oversees work of the facility janitorial contractor and works to resolve non-performance issues.
• Oversees work of the contractors responsible for cleaning and maintaining on-street amenities.
• Works with the Procurement Department to select facility maintenance contractors (i.e., plumbing, electrical, HV/AC).
• Inspects work of facility maintenance contractors and ensures contract compliance.
• Prepares recommendations for major facility improvements.
• Works with City of Tulsa, State and Federal regulators to ensure compliance and code adherence.
• Works with the Procurement Department to select contractors to complete major facility improvements and oversees daily work of contractors to ensure contract compliance.
• Keeps thorough and accurate electronic and/or hard copy records of facility maintenance activities and repairs.
• Communicates well and works effectively with Maintenance Department team members and other members of the MetroLink Tulsa team as well as with outside vendors and contractors.
• Serves on Safety Committee and provides regular input into safety practices and procedures related to MetroLink facilities.
• Supervise daily activities of facility maintenance assistant.
• Prepares timely status reports on current projects.

REQUIREMENTS:

Knowledge - High School Diploma or equivalent required. Associates Degree or trade school facility maintenance certificate preferred. Basic knowledge of plumbing, electrical, and HV/AC operations required; excellent communication skills, computer knowledge and usage skills also required. Must possess valid Oklahoma driver's license and have good driving record. Professionalism demonstrated via effective and responsive communication with internal and external customers, vendors, and contractors. Knowledge of state, federal, and OSHA regulations preferred. Knowledge of Americans with Disabilities Act regulations a plus.

Miscellaneous - Must be willing to work evenings and weekends as required. Must be safety conscious and avoid accidents if possible.
