Job Description
- Project Planning and Scheduling
- Develop detailed project plans outlining phases, tasks, timelines, and resources.
- Create and manage project schedules, ensuring timely completion of milestones.
- Coordinate with architects, engineers, and other stakeholders to finalize project specifications.
- Team Coordination
- Lead project teams, assigning tasks and responsibilities.
- Facilitate communication between project stakeholders, including clients, contractors, and team members.
- Conduct regular team meetings to review progress and address issues.
- Quality Control
- Ensure that construction activities comply with design specifications, building codes, and safety standards.
- Conduct regular site inspections and quality assurance checks.
- Address any issues related to construction quality and implement corrective actions.
- Risk Management
- Identify potential project risks and develop mitigation strategies.
- Monitor risks throughout the project lifecycle and adjust plans as necessary.
- Ensure compliance with legal and regulatory requirements.
- Documentation and Reporting
- Maintain comprehensive project documentation, including contracts, permits, and progress reports.
- Prepare and present regular progress reports to clients and senior management.
- Ensure proper documentation of any changes or deviations from the original project plan.
- Client Liaison
- Serve as the primary point of contact for clients, addressing inquiries and concerns.
- Provide regular updates to clients on project status and milestones.
- Manage client expectations and ensure satisfaction with project outcomes.
- Problem Solving and Decision Making
- Resolve any issues or conflicts that arise during the project.
- Make critical decisions to keep the project on track.
- Implement innovative solutions to overcome project challenges.
- Health and Safety Management
- Develop and enforce health and safety plans and protocols.
- Ensure all team members and contractors adhere to safety guidelines.
- Conduct safety audits and implement corrective actions as needed.
- Post-Construction Activities
- Oversee the project close-out process, including final inspections and punch list completion.
- Ensure the handover of completed projects to clients with all necessary documentation.
- Conduct post-project evaluations to identify areas for improvement and lessons learned.
- 5-10 years as a construction project manager
- Experience with the development and construction of multifamily communities
- Experience with site work including grading, excavation, installation of utilities, etc
- Degree in construction management or related field preferred
- Ability to travel 2 days per week to project sites across the southeast
- Construction experience within the state of Florida preferred
- Base salary $110,000-$155,000 depending on experience
- Bonus structure
- Health insurance plans provided including dental and vision
- Travel expenses covered
