Overview of Responsibilities: Performs daily and monthly balancing of the mortgage lending system, investor sales, and associated reporting. Prepares and processes mortgage discharges on paid in full loans, compiles funded mortgage loan files, and ensures all required documents are included.

Essential Duties and Responsibilities:

  • Processes the daily mortgage payment file, reconciles exceptions, balances the daily work, and produces daily reports. Reconciles and balances all mortgage related general ledgers and locates and corrects any discrepancies/errors. Generates monthly mortgage statements and produces month end mortgage reports. Provides relevant information to the necessary departments in a timely manner.
  • Prepares mortgage loans for sale on the secondary market and maintains a working knowledge of MSGCU and secondary market servicing policy. Processes activities related to loan sales, including serving as liaison with Finance and Real Estate lending and settling the transaction. Services investor loans including daily and monthly reporting.
  • Performs User Acceptance Testing on the loan system based on new products and/or processes.
  • Uses system knowledge and collaboration with others to create ad hoc reports as requested.
  • Assists with researching and resolving member loan servicing problems, questions, requests, and disputes. Exercises judgment, discretion, and prioritization while conducting research on escalated and complex transactions related to activity impacted by highly regulated processes, such as escrow analysis, private mortgage insurance (PMI), loan amendments and modifications, etc.
  • Prepares and executes modification agreements in accordance with MSGCU procedures and processes system changes such as loan amendments as required.
  • Serves as back up support for Real Estate Service Specialists I and II by answering and responding to calls in the Servicing call queue and processing service desk requests i.e., waving late fees, payoff quotes, and processing payments and payoffs.
  • Tracks insurance policies to ensure adequate coverage for hazard, private mortgage insurance (PMI), and flood insurance, and other as required. Ensures timely payment of property taxes and insurance premiums for escrowed accounts and monitors payment on non-escrowed loans. Keeps all escrowed account information current in real estate servicing software.
  • Processes home equity subordination requests by compiling documents for lending leadership’s decision.
  • Ensures vital loan information such as escrow information and payment arrangements are accurate.
  • Assists Real Estate Servicing Manager with loan quality assurance and member quality service initiatives, ensuring KPMs are met including providing team member guidance, coaching, and training to other Servicing Specialists.
  • Works on special assignments and participates in projects and working groups as assigned i.e., data accuracy, accurate compliance requirements, researches complex transactions in response to auditor and examiners inquiries. Helps facilitate testing for servicing system updates.
  • Reviews and enhances or develops procedures to ensure compliance with applicable federal, state, and local laws and regulations.

  • In-depth knowledge of lending systems, including reconciling differences, monitoring interest/fee/principal past dues and various maintenance requests ensuring alignment with documentation and system data integrity.
  • Ability to calculate interest and fee accruals for billing.
  • Proficiency with a variety of computer software applications including Mortgage Servicing Report Writer program and Microsoft Office software products (Excel, Word, Outlooks, PowerPoint). Proven ability to quickly understand and apply computer/technology applications.
  • Demonstrated ability to recognize process improvement and make recommendations for improvement.
  • Knowledge of accounting records and above average mathematical proficiency.

Essential Preparation and Experience:

  • Associate degree in Business Administration, Finance, or related field or equivalent combination of education and relevant work experience. Minimum high school diploma or GED required; and
  • Experience with compliance and a loan system and either:
    • 3 years of lending servicing experience, preference for mortgage servicing experience; or
    • 5 years of relevant lending experience in other roles.

  • Base hourly pay begins at $20.80 / hour

Working Conditions:

  • Office and branch location environment with little discomfort from noise, extreme temperature, dust or other factors.
  • Occasionally required to travel throughout MSGCU's service area as business needs require.
  • Exposed to potentially hazardous conditions, such as robbery. Receives detailed instructions and security procedures on an annual basis to minimize risk.
  • This work involves sitting most of the time with brief periods of walking or standing and may occasionally require lifting and/or moving up to 10 pounds.
