This pivotal role involves coordinating the property operations and maintenance department, ensuring our vacation rental properties are in impeccable condition and guests' experiences are consistently exceptional.

Job Description

• Property Operations & Maintenance Coordination Specialist

• Salary Range: $58,000 - $61,000, depending on experience
• Job Type: Full-time
• Work setting: in-person

Schedule

• 8 hour shift: 8:00 to 5:00 pm, with 1-hour lunch
• Rotating 3 shifts: Monday to Friday; Tuesday to Saturday; and Sunday to Thursday.

Preferred Qualifications:

This role requires strong organizational skills, attention to detail, and managing multiple tasks efficiently. Must be proficient in computer applications, including Microsoft Office (Word, Excel). Excellent communication skills are also essential, as the specialist will interact with various stakeholders, including property owners, guests, and service personnel. The goal of a Property Operations & Maintenance Coordination Specialist is to ensure that all properties are in excellent condition, offer a seamless guest experience, and maintain the integrity and value of the property portfolio.

What you will be doing:

Maintenance Coordination:

• Oversee and coordinate the routine and emergency maintenance of properties.
• Schedule repairs and service appointments with vendors, maintenance staff, or contractors.
• Ensure that all maintenance issues are resolved promptly to minimize inconvenience to guests and impact on bookings.

Property Inspections:

• Conduct regular inspections of properties to identify maintenance needs or potential issues.
• Manage and coordinate all physical aspects of the properties, including repairs, maintenance, and periodic inspections.
• Conduct regular inspections of properties to identify maintenance needs and ensure quality standards.

Vendor Management:

• Develop and maintain relationships with contractors, service providers, and suppliers.
• Negotiate contracts and oversee the work of external vendors and maintenance teams.
• Ensure quality control and adherence to budgets.

Guest Relations:

• Communicate with guests regarding maintenance issues during their stay.
• Handle guest complaints related to property conditions swiftly and professionally.
• Coordinate with customer service teams to provide updates and resolutions.

Operations Support:

• Assist in the development and implementation of operational policies and procedures to enhance efficiency and service quality.
• Use property management software to track maintenance tasks, costs, and vendor performance.
• Prepare reports on maintenance activities, expenses, and operational challenges.

Property Operations:

• Set up WIFI equipment and TVs and troubleshoot WIFI and TV issues.
• Log all property-specific activities and provide detailed communication to Midway's management to ensure accurate billing and reporting of Midway's services
• Retain documentation related to all expenses and submit receipts and invoices to Midway's accounting department according to Midway's policies and procedures
