Seeking a Property Manager to oversee a portfolio of Industrial Assets. Ideal candidate will be a good communicator, excellent hands-on problem solver, familiar with building systems, possess strong customer service skills, highly organized and detail oriented. Also, must exhibit good judgment with the ability to decide priorities with a sense of urgency.
ESSENTIAL FUNCTIONS OF THIS ROLE:
Maintain the property/portfolio and resolve property management issues
Monitor the financial performance of the property; Report the monthly financial results
Ensure adherence to owners’ policies and procedures
Partner with Leasing professionals to coordinate new and renewal leasing and maximize occupancy
RESPONSIBILITIES:
Provide tenant property management to the portfolio of properties.
Conduct routine property inspections to prevent/identify problems and exposures
Assemble, review, and implement operating and capital budgets
Competitively bid service contracts annually and all other services as needed
Manage vendors
Complete monthly A/R collections
Ensure lease compliance including certificates of insurance monitoring
Ensure compliance with codes, regulations and governmental agency directives
Assure optimal functioning of building life safety and security systems
Qualifications
Property Management and Commercial Real Estate industry experience required
Strong written and verbal communication skills with the ability to work independently and as a team member
Detail oriented, analytical and computer literate
Computer/software skills: Yardi, Microsoft Office, Microsoft Excel, Microsoft Outlook
