General Description

The purpose of this class within the organization is to ensure proper equipment installation, repair, and upkeep of all building facilities.

This class works under general supervision, independently developing work methods and sequences.

Essential Functions:

• Performs HVAC minor repairs system installation repair, and diagnostics; coordinates with contractors of major repairs; manages automation systems.
• Performs plumbing repairs and diagnostics; performs minor repairs of piping, backups, installing of new fixtures and oversees plumbing contractors on major projects.
• Performs electrical work including replacement of ballasts and lamps with minor electrical repair and installation of 277 volts to low voltages; works with electrical contractors on new installation and major repairs.
• Coordinates with contractors and building manager to plan and complete projects for various needs.
• Inspects building equipment on a weekly basis to ensure proper operation, fluid levels, and Specifications.
• Works with contractors on larger projects; Oversees work performed and follows up to ensure work is completed and meets requirements.

Additional Duties:

• Performs miscellaneous office repairs; relocates office furniture and assembles new furniture; performs sheetrock repair and painting.
• Prepares mechanical equipment for state inspections.
• Completes daily reports on completed tasks and annual reports on projects that need to be completed or addressed.
• Performs related work as assigned.

Minimum Education and Experience Requirements:

• Requires High School graduation or GED equivalent supplemented by specialized courses/training equivalent to completion of one year of college in technical studies or closely related field.
• Requires two years building maintenance, plumbing, mechanical, electrical, HVAC or closely related experience.

Special Certifications and Licenses:

• Valid driver's license
• EPA Certification preferred
